BACKGROUND INFORMATION
OWNER/APPLICANT: Four Peaks Acquisition, Inc.
PURPOSE: Subdivide the property for a conveyance of land.
PROPERTY SITUATION: The property is located at the southeast intersection of East Continental
Boulevard and South Kimball Avenue.
LEGAL DESCRIPTION: Tract 3 and a portion of Tract 2, Green Meadow Subdivision
LAND USE CATEGORY: Industrial
CURRENT ZONING: "I -1" Light Industrial
HISTORY: -A final plat for the Green Meadows subdivision was approved by City
Council on December 3, 1974.
-The rights -of -way for S. Kimball Avenue and E. Continental Boulevard
were realigned splitting Tract 2 into multiple parcels.
-A plat revision was approved by City Council on December 2, 2003 to
combine Tract 3 with a portion of Tract 2. The plat was never filed.
- A Specific Use Permit for a kennel was approved on June 15, 2004.
TREE PRESERVATION: The City's Landscape Administrator has no comments for this item.
P &Z ACTION: July 22,2004; Approved (4 -0) subject to the Revised Plat Review Summary
No. 1, dated July 22, 2004.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 07/06/04 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR
NEED FURTHER CLARIFICATION, PLEASE CONTACT DENNIS KILLOUGH AT (817) 481 -2073.
1. Place the City case number "ZA 04 -055" in the lower right -hand corner of the plat.
2. The following changes are needed regarding the title block, ownership certificate and dedication
a) Correct the lot numbers to Lots 3R1 & 3R2. Correct the lot numbers in the title block,
owner's dedication, and on the graphic label.
b) Provide the property deed record volume and page for the current owner(s) who will be
executing the plat.
C) Revise the following sentence at the end of the owner's dedication, prior to the signature
block: "This plat does not alter or remove existing deed restrictions or covenants, if any."
The plat does increase the number of lots.
d) Revise the surveyor's certification to conform to the standard format as shown in Appendix
5 of the Subdivision Ordiance No. 483, as amended..
3. The following changes are needed with regard to adjacent properties within 200' to include
properties across any adjacent R.O.W.:
a) Show and label the name of the record owner & corresponding deed record (volume & page)
for the small skinny tract to the south.
b) Correctly show the revise plat that was recently filed for the portion of Tract 2 on the north
side of S. Kimball Ave. The revised plat created 2 lots and was filed in Cabinet `A', Slide
9084.
c) Remove the owner's name and deed reference on all platted properties.

4. The following changes are needed regarding easements:
a) Remove the labels identifying the locations of the proposed drives for the development.
b) Provide a common access easement for the driveway accessing the western lot in accordance
with the approved concept plan for that site.
INFORMATIONAL COMMENTS
Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
* A "Certificate of Taxes Paid" indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor /Collector's Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information
contact the Assessor /Collector's office at (817) 884 -1103.
Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off -site sewer extensions, off -site drainage and utility easements and impact
fees.
