PURPOSE: To allow direct access from the entry drives to the parking spaces located along the building fronts. PROPERTY SITUATION: The property is located at the southeast intersection of East Continental Boulevard and South Kimball Avenue LEGAL DESCRIPTION: Tract 3 and a portion of Tract 2, Green Meadow Subdivision LAND USE CATEGORY: Industrial CURRENT ZONING: "I -I" light industrial district HISTORY: "F" light Industrial district zoning and a Final plat were approved on December 3, 1974. "I -1" light industrial district zoning was placed upon the property with the adoption of the Comprehensive Zoning Ordinance No. 480. A Plat Revisions was approved on December 2, 2003 STAFF COMMENTS: The Driveway Ordinance No. 634 requires a minimum stacking depth of 100 feet for this site. The applicant proposes a minimum stacking depth of 28 feet. A concept plan showing the proposed driveways is included as attachments `C' and `D' of this staff report. The City Council may grant variances to the Driveway Ordinance No. 634 in accordance with Section 8. In granting a variance, the City Council shall make the following determinations: 1) That the literal enforcement of the of the regulations herein will create an unnecessary hardship or practical difficulty on the applicant; 2) That the situation causing unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed; 3) That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties; 4) Granting the variance will be in harmony with the spirit and purpose of this ordinance. May 7, 2004 Mr. Dennis Killough Senior Planner City of Southlake Southlake, Texas HAND DELIVERED RE: Request for Stacking Depth Variance Continental Plaza SWC Continental Blvd. & Kimball Ave. Southlake, Texas Dear Dennis; Please accept this letter as our request for a variance to the stacking depth ordinance for the three drives shown on the attached site plan_ Our property is bounded by Continental Blvd. on the north and Kimball Ave. on the east. Continental Blvd. is scheduled to be widened into a five -lane artery with a continuous turn lane and Kimball will be four -lane artery with a median. In order to maintain easy access throughout our development and smooth flow of both truck and automobile traffic we believe it is important to have the stacking depths at thirty (30) feet as shown on the attached plan. By doing so we can achieve a better parking ratio for the buildings up front, which we intend to be of a higher quality office /showroorn character. This type product requires close in and up front parking as shown. In addition the variance requested would be in keeping will all of the other office park and industrial park properties in the area as the subject property.
