BACKGROUND INFORMATION
OWNER/APPLICANT: Bassett Furniture
PROPERTY SITUATION: Bassett Furniture is located in the Gateway Plaza development on the south
side of E. State Highway 114 next to Office Max. The property address is
2951 E. State Highway 114.
REQUEST: The applicant is proposing an attached sign on the north side of the building
facade. The proposed sign will have a letter height greater than permitted
under the conditional sign permit for this development. Approval of a
variance is required in order to receive a building permit for this sign.
STAFF COMMENTS: The sign criteria, building elevations, site plan and applications are attached to this
report. The following variance to the conditional sign permit for this
development has been proposed for Bassett Furniture:
• Gateway Plaza Phase I conditional sign permit, maximum letter size for
small retail The maximum permitted letter height for tenant spaces less
than 15,000 square feet is 30 inches.
The height of the letters `B " and "t " are proposed to be 42 inches tall.
Under the Sign Ordinance No. 704-B, the maximum letter /logo height
allowed would be 42 "for lease spaces greater than 300 feet from the
right -of -way, but is not permitted under the Gateway Plaza Ph. I
conditional permit.
The City Council may authorize variances in accordance with the following
provision of the Sign Ordinance No. 704 -13, Section 14, Variances:
The City Council may authorize variances to any restriction set forth in this
ordinance, including but not limited to the number, type, area, height, or
setback of signs, or any other aspect involved in the sign permitting process.
In granting any variance, the City Council shall determine that a literal
enforcement of the sign regulations will create an unnecessary hardship or a
practical difficulty on the applicant, that the situation causing the unnecessary
hardship or practical difficulty is unique to the affected property and is not
self- imposed, that the variance will not injure and will be wholly compatible
with the use and permitted development of adjacent properties, and that the
granting of the variance will be in harmony with the spirit and purpose of this
sign ordinance. A person may request a variance from the Sign Ordinance by
filing the request with the Building Official. Any request for variance shall be
accompanied by a completed application and a non - refundable filing fee in
the amount specified in the current fee schedule adopted by City Council.

Demonstration
Please demonstrate that the following conditions are applicable to the requested § iM
variance:
That a literal enforcement of the sign regulation will crate an unnecessary hardship or
practical difficulty on the applicant.
The sign regulation allows for a 30" tall sign for this location.
If this is followed, the "FURNITURE DIRECT" portion the sign
would be approximately 3" tall. The sign would not be legible
from a reasonable distance and certainly not from the street
which is over 300' away.
That the situa #ion causing the unnecessary herds hip or practical difficulty is unique to the
affected property and+ is not self imposed.
The existing building is over 300' away from the street. There
is no secondary or directional sirgnage available at this location.
That the variance will not injure and will he wholly compatible with the use and permitted
development of adjacent properties.
