PURPOSE: The purpose of this request is to receive approval of a revised site plan for the
addition of 283 square feet to accommodate an additional examination room.
No other changes are being proposed to the site.

HISTORY: -City Council approved the "O -1" zoning district with approval of Zoning
Ordinance No. 480 on September 19, 1989.
-A site plan was approved by City Staff on February 27, 1995.
-A revised site plan was approved by City Council on May 16, 2000.

When Dr. Greg Wright, DDS, constructed his professional building at 200 E.
Southlake Blvd. approximately seven years ago, twenty -five foot building
setbacks were required on the north and east sides of the property. With the
expectation of adding two dental operatories in the future to the east side of the
building, we purposely held the building back about 10' -6" from the east setback
line (a minimum of 35' -6" from the east property line).
Dr. Wright's practice has grown to the point that he needs to construct the
planned -for addition, but we have discovered that the building setback rules have
changed and the required setbacks have been increased for new construction to
40'. Given the fact that we propose to meet all other current requirements,
including building articulation and parking, for the new addition, we respectfully
request that we be allowed to construct the addition to the original 25' building
setback.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 03/22/04 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF SITE PLAN
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR NEED

A minimum 40' setback is required from any single family residential property. (A variance has
been requested.)
INFORMATIONAL COMMENTS
The proposed site does not exceed the maximum permitted impervious coverage area percentage of
65% for the "0-1" Zoning District. The impervious coverage percentage of this is approximately
64 %.
No review of proposed signs is intended with this site plan. A separate building permit is required
prior to construction of any signs.
* The applicant should be aware that prior to issuance of a building permit a fully corrected site plan,
landscape plan, irrigation plan, and building plans, must be submitted for approval and all required
fees must be paid. This may include but not be limited to the following fees: Park Fee, Perimeter
Street Fee, Water & Sewer Impact and Tap Fees, and related Permit Fees.
* Please be aware that any change of tenant/owners with a request for a new C.O. will require that all
parking areas meet the "all weather surface" requirement in the zoning ordinance and all fire lanes
shall be per the Fire Department's requirements.
