BACKGROUND INFORMATION
OWNER/APPLICANT: Wyndham Properties
PURPOSE: The purpose of this request is address a variance for the "pitched roof'
requirement for buildings 6,000 square feet or less and receive approval of
revised building elevations for a building pad site in the Gateway Plaza Phase
2 development on the west side of N. Nolen Drive.
PROPERTY SITUATION: The property is located on the west side of North Nolen Drive approximately
250 feet north of Southlake Boulevard (FM 1709).
LEGAL DESCRIPTION: Lot 1R1, Block 1, Gateway Plaza Phase 2.
LAND USE CATEGORY: Mixed Use
CURRENT ZONING: "S -P -2" General Site Plan District
HISTORY: -A Preliminary Plat was approved by the City Council on May 16, 2000.
-A zoning change, from "AG" to "S -P -2 ", and a concept plan were approved
by City Council on June 6, 2000.
-A final plat was approved for Lot 1, Block 1 on July 6, 2000.
-A zoning change and an optional concept plan were approved by City
Council on April 1, 2002.
-A zoning change and revised concept plan was approved on April 1, 2003 to
incorporate a tract of land to the west as part of the development.
-A site plan was also approved on April 1, 2003.
-A revised site plan was approved by City Council on October 21, 2003.
TREE PRESERVATION: The Landscape Administrator has no comments.
P &Z ACTION: March 18, 2004; Approved (6 -0) subject to Site Plan Review Summary No. 1,
dated March 12, 2004; granting the requested variance for pitched roof.
STAFF COMMENTS: Attached is Site Plan Review Summary No. 1, dated March 12, 2004.
The site plan conforms to the previously approved concept and site plans.
Building elevations were approved for development of this site in October of
last year. The applicant is proposing some changes to the previously
approved plans to include the following:
• Eliminating the arched roof element on the east elevation
• Increasing the length of the north and south elevations by 3 feet
• Lowering the overall height on all sides by 1 foot
• Decreasing the width of the masonry columns on the west elevation
• Eliminating a door on the south elevation

• Adding a set of windows on the north and south elevations
• Adding two doors on the west elevation
• Extending the brick and stone veneers to the ground on all elevations
The following variance is being requested:
• Pitched Roof. All structures having a 6,000 square feet or less footprint
shall be constructed with a pitched roof. The applicant is requesting a
parapet roof system in place of a pitched roof.

Re: Case No: ZA04 -012 West side of Nolen, Gateway Plaza Phase 2 (Wyndham Plaza)
At the request of our tenant Prudential Texas Properties, we are requesting a change to
the approved elevations on the above referenced building. Prudential Texas Properties is
a residential real estate agency, and their architects have suggested the following changes
to the elevation to make the building appeal a little more to their clients.
The building will be constructed with the same materials and architectural features as the
surrounding buildings; however they believe that the requested changes will provide a
more residential feel for their clients. If approved, we will be adding as shown in these
elevations the following non - structural elements to the building.
Add a pitched awnings over the windows.
Change the typical commercial glass door to a custom wood and glass door.
Change the exterior lighting to a more residential looking fixture.
The revised building meets all the required articulation elements. The only variance we
are requesting is the pitched roof for all building smaller than 6000 sq. ft.

1. Correct the distances on the north and east boundaries to match the recorded plat.
2. Provide a pitched roof on the building. All structures having a 6,000 square feet or less footprint shall
be constructed with a pitched roof. (A variance is being requested.)
INFORMATIONAL COMMENTS
* This revised site plan is subject to all previous conditions of approval unless specifically approved
otherwise.
* The proposed site does not exceed the overall maximum permitted impervious coverage area
percentage of 80% for the "S -P -2" Zoning District with "C -3" uses as approved by City Council. The
overall impervious coverage area percentage of this development is approximately 78.6 %.
* It appears that this property lies within the 65 LDN D/FW Regional Airport Overlay Zone and will
require construction standards that meet requirements of the Airport Compatible Land Use Zoning
Ordinance No. 479.
* The applicant should be aware that prior to issuance of a building permit a fully corrected site plan,
landscape plan, irrigation plan, and building plans, must be submitted for approval and all required
fees must be paid. This may include but not be limited to the following fees: Park Fee, Perimeter
Street Fee, Water & Sewer Impact and Tap Fees, and related Permit Fees.
* Please be aware that any change of tenant /owners with a request for a new C.O. will require that all
parking areas meet the "all weather surface" requirement in the zoning ordinance and all fire lanes
shall be per the Fire Department's requirements.
