PURPOSE: The purpose of this plat is to combine two platted lots and a portion of the old Carroll Avenue right -of -way into one lot for development of a bank. PROPERTY SITUATION: 1110 E. Southlake Boulevard LEGAL DESCRIPTION: Lot 1R2, W. W. Hall No. 695 Addition, Lot 1R, Block 9, Southlake Town Square, Phase 1, and a portion of old Carroll Avenue. LAND USE CATEGORY: Medium Density Residential CURRENT ZONING: "S -P -2" General Site Plan District PROPOSED ZONING: "S -P- l" Detailed Site Plan District with "O-l" Office District uses to include a bank with a drive -thru HISTORY: -A change of zoning to "S -P -2" district was approved by City Council on January 21, 1997. -A site plan was approved by City Council on March 18, 1997. -The City approved a Plat Showing on February 25, 1997. -A Plat Revision was approved by City Council on August 19, 1997. -City Council approved a change of zoning to "S -P -2" district and a revised site plan on April 4, 2000. -A Plat Revision was approved by City Council on March 21, 2000. TRANSPORTATION ASSESSMENT: (See case no. ZA03 -060) PATHWAYS MASTER PLAN: According to the Master Pathways Plan, an 8' multi -use trail is required along the north side of E. Southlake Blvd. The trail is shown on the site plan. WATER & SEWER: (See case no. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. The following changes are needed in the owner's dedication and notary: a) Provide the deed record volume and page for all current owners in the preamble. No deed was provided for Lot 1, Block 9, Southlake Town Square. b) Add a lienholder statement and signature block with notary to the plat. If there is /are no lienholder(s) then add a statement to this effect. The standard language for these statements is attached. 2. The filing information for Lot 2R, Block 9, Southlake Town Square must be provided on the plat prior to filing with the county. The plat was filed in Cabinet `A ', Slide 8945, on January 21, 2004. 3. Provide dedications for easements and /or rights -of ways as may be required by associated plan approvals for this site. INFORMATIONAL COMMENTS Please submit a revised blueline "check print" prior to submitting blackline mylars with original signatures. * A "Certificate of Taxes Paid" indicating that there are no delinquent taxes owed on the subject property from each taxing authority must be provided to the City prior to filing this plat in the County records. A copy of this information may be obtained from the Tarrant county Tax Assessor /Collector's Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). Mylars will not be accepted if any erasures or original ink, other than signatures or seals, appear on the plat. * A Developers Agreement is required prior to construction of any public infrastructure. The Developer's Agreement for this addition should consider streets, drainage, park dedication requirements and fees, off -site sewer extensions, off -site drainage and utility easements and impact fees.
