September 2, 2003.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 12/01/03 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS ORNEED
FURTHER CLARIFICATION, PLEASE CONTACT BEN BRYNER AT (817) 481 -2086.
1. Label the dashed line measured at 5' adjacent to the west, south, and east boundary lines for the
entire plat.
2. Align the 24' common access easement in the southeast corner so that it matched the centerline ofthe
common access easement on the adjacent lot to the east.
INFORMATIONAL COMMENTS
* City Council approved a concept plan allowing lots to front on a minimum 24' common access
easement and driveway built to city street standards. Common access easement and driveways are to
be maintained by the adjoining lot owner in the absence of an owner's association responsible for
maintenance.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off -site sewer extensions, off -site drainage and utility easements and impact
fees.
