REQUEST: Variance to the Sign Ordinance No. 704 -B requirements for maximum area for a
banner for Gateway Church, located at 2121 E. Southlake Blvd. The specific

BACKGROUND INFORMATION
APPLICANT: David Smith
OWNER: Gateway Church
PROPERTY SITUATION: The property is located at 2121 E. Southlake Blvd.
REQUEST: The applicant is proposing a banner on the north side of the building facing
East Southlake Boulevard. The proposed banner will have an area and width
greater than permitted under Sign Ordinance No. 407 -B. Approval of a
variance is required in order to receive a building permit for this sign.
STAFF COMMENTS: The sign criteria, building elevations, site plan and applications are attached
to this report. The following variances to Sign Ordinance No. 704 -B are
requested:
• Ord. 704 -13, Section 21.A.2.a MAXIMUM AREA The maximum
permitted area for a banner is 0.5 square feet for every one foot of width
of building or lease space, not to exceed 50 square feet.
The building is approximately 175 feet in width. The maximum permitted
sign area is 50 square feet. The applicant is requesting a maximum area
of 380 square feet.
• Ord. 704 -13, Section 16.A.5 SIGN WIDTH Attached signs are limited in
width to the middle 75% of the width of any building or lease space. If
the facade is horizontally articulated, the 75% rule applies to the single
plane facade on which the sign is to be placed.
The building is approximately 175 feet in width however, the single plane
facade over which the sign will be placed is approximately 14 feet 7
inches. The maximum permitted sign width is 11 feet for a sign attached
to this part of the fa(ade. The applicant is requesting a sign width of 38
feet.
The City Council may authorize variances in accordance with the following
provision of the Sign Ordinance No. 704 -13, Section 14, Variances:
The City Council may authorize variances to any restriction set forth in this
ordinance, including but not limited to the number, type, area, height, or
setback of signs, or any other aspect involved in the sign permitting process.
In granting any variance, the City Council shall determine that a literal
enforcement of the sign regulations will create an unnecessary hardship or a
practical difficulty on the applicant, that the situation causing the
unnecessary hardship or practical difficulty is unique to the affected property

and is not self - imposed, that the variance will not injure and will be wholly
compatible with the use and permitted development of adjacent properties,
and that the granting of the variance will be in harmony with the spirit and
purpose of this sign ordinance. A person may request a variance from the
Sign Ordinance by filing the request with the Building Official. Any request
for variance shall be accompanied by a completed application and a non-
refundable filing fee in the amount specified in the current fee schedule
adopted by City Council.
