The Company has been in operation since August, 2004 as a Self Service Dog Wash and Grooming retail facility. Dirty Dawgz is currently located on an Boo sq.ft. facility on the southeast corner of Mockingb and Abrams in fhs Lakewwood Viliege Shopping Canter about one and half miles from the White Rock Dog park in Dallas. A c.:stomer bsse of move then t,Aeen hundred and still growing has proven 'this concept a succ 'ass in a short period of less than ten months. As a result of the initial success, the Company o scheduled pping Canter r the a second retail location next month on a 1,540 sq,ft. facility in the Pepper Square 8110 on t th southeast corner of Preston and Beltline in North Dallas. Conce t & Market Niche The concept of a state of the art Self Service Dog Wash and Grooming facility will s atisfy the growing demand for pet care at a more reasonable cost than what is currently being offered by veterinarian offices, pet daycare and mobile grooming facilities. In addition to the price considerations, customers will find a convenient, clean, customer- friendly facility with the latest in dog washing, drying and grooming equipment. To complement the wash and grooming experience, customers will have access to purchase a variety of pet merchandise and related products, The stores wilt be opened six days a week with extended weekend hours. A courteous professional staff will be available for assistance during the washing or grooming process and to answer any questions customers might have. Upon request or reservation, washing or grooming may be performed by a staff member or by a contract professional groomer. Com etition Management strongly believes that the pet care market of more than one million dogs in the DFW area and more than sixty million nationwide, is currently underserved by this type of self service concept. There are currently less than half a dbzen pet carefacilities the DFW area that focus exchisively on this self service concept. None of them can match the decor, the store ambiance, the state of the art equipment and the unique name and logo that are currently being marketed by Dirty Dawgz. M arketinA The Company will invest in promotional advertising, gifts certificates, repeat business and birthdays discounts and planned social functions for pet owners. Management believes that with its unique name, its convenient locations, with selective coop advertising and by word of mouth from its loyal customers, it can propel Dirty Dawgz group of stores into a successful enterprise. Management The managing member and majority owner of the company is Minan B. Hammer. Minan has applied her skills and experience of 20 years as a school teacher to the retail world and has made Dirty Dawgz - Lakewood a successful venture in less than year. With her leadership and with the vast retail experience and knowledge of her advisors and partners, Dirty Dawgz could become a household name in a short period of time. They show the two of you to a booth equipped with a big hose and a squeeze bottle full of dog sham- poo. You wash the beast. It's great All of the stupid flapping and shaking and slobbering gets done within the confines of a nice metal stall instead of inyour house or apartment or, worse, out on the lawn where other people can watch. They have a bigblower so you can dry off the cur before getting back to the car. There are all binds of steel brushes, combs and scissors available to deal with tangles. The, tubs. are large and. sit about waist -high (your back will thank you for that), and aprons and towels are provided. Besides the wash, grooming and nail clipping are also available (For all services, the do-it-yourself bit is optional) And the best part is the price: One clean pup with clipped nails ran about $13. It's way cheaper than a groomer, and thoughyou might end up a soggywreck, your dog comes out looking better fur the effort. dallasobserver.com /bestof 2005 DAL L A S OBSERVER BEST OF DALLAS Case No. ZA05 -123 Attachment C Page 6 Surrounding Property Owners Suite 131, Southlake Marketplace 4 N 12 0 10 Owner Zoning Land Use Acreage 1.
