PROJECT: Revised Conditional Sign Permit for Gateway Plaza Phase 1
REQUEST: A Revised Conditional Sign Permit for Gateway Plaza Phase 1 to allow for
directory signs. The existing conditional sign permit regulations for Gateway
Plaza Phase 1 does not permit the addition of any other monument signs to the
development. This revised conditional sign permit is to allow four (4) directory
signs at various drive entrances. The signs will direct patrons to specific
businesses within the development. Under Sign Ordinance No. 704 -B, one
directory sign is permitted per street entrance a minimum setback of seventy -five
(75) feet from the drive entrance at the right -of -way. Additionally, the applicant
is proposing that the directory signs do not require a minimum of six (6) inches of
masonry on all four sides of the sign and that the minimum letter height be two
and one -half (2 1 /2) inches. The revised conditional sign permit would allow for
four (4) additional signs throughout the development and is as follows:

BACKGROUND INFORMATION
OWNER/APPLICANT: Inland Western Southlake, L.P.
PROPERTY SITUATION: The Gateway Plaza Phase 1 development is bounded by E. Southlake
Boulevard on the south side, State Highway 114 on the north side, and
Gateway Plaza Phase 2 on the west.
REQUEST: This revised conditional sign permit is to allow four (4) directory signs at
various drive entrances. The signs will direct patrons to specific businesses
within the development. The existing conditional sign permit regulations for
Gateway Plaza Phase 1 does not permit the addition of any other monument
signs to the development. Under Sign Ordinance No. 704 -13, one directory
sign is permitted per street entrance a minimum setback of seventy -five (75)
feet from the drive entrance at the right -of -way. Additionally, the applicant is
proposing that the directory signs do not require a minimum of six (6) inches

STAFF COMMENTS: The sign criteria, building elevations, site plan and applications are attached to
this report. The following conditions are requested:
• Ord. 704 -13, Section 19.E.2.b MAXEVIUMNUMBER OF SIGNS One (1)
sign per street entrance.
The existing conditional sign permit regulations for Gateway Plaza Phase
I does not permit the addition of any other monument signs to the
development. The applicant is requesting four (4) directory signs at
various street entrances throughout the Gateway Plaza Phase 1
development.
• Ord. 704 -13, Section 16.13.2 MINIMUM LETTER/LOGO HEIGHT The
minimum height allowed for letters or logos shall be six (6) inches.
The monument sign proposes a minimum letter height of 2 % inches.
• Ord. 704 -13, Section 16.13.7 MATERIAL REQUIREMENTS The sign
structure must be constructed or covered with the same masonry material
as the principal building, or stone, or brick. All sign text and graphic
elements shall be limited to a minimum of six (6) inches from the outer
limits of the sign structure.
The monument structure does not provide the 6 inches of masonry along
the top of the sign area.

The City Council may authorize a Conditional Sign Permit in accordance with
the following provisions of the Sign Ordinance No. 704 -13, Section 6,
Conditional Sign Permit:
GENERAL: Notwithstanding anything in this ordinance to the contrary, the
erection of a sign or signs may be approved pursuant to this section under a
conditional sign permit approved by the City Council. The purpose of this
section is to allow for a specialized review of signs which may not be
appropriate generally without certain restrictions, but which, if controlled as to
the number, size, height, color, location, lighting, or relation to adjacent
properties, would promote the health, safety, and welfare of the community.
Conditional permitting of signs shall not be based upon the content of the sign,
but is intended to allow for the evaluation of the physical impact of the
proposed sign on adjacent properties and to ensure adequate mitigation of
potentially unfavorable factors, such as the number, size, height, color,
location, lighting, and other potentially unfavorable impacts.
COUNCIL ACTION: Consider revised conditional sign permit request.
