HISTORY: A zoning change to "SF-IN' single family residential district and a
single lot plat were approved in February of 1995.
WATER & SEWER: Water service is to be provided by an existing 6" waterline on the
south side of Highland Street. There is no available sewer. The lots
will be served by private septic systems.
DRAINAGE: Storm water flows through the site in an existing drainage swale to a
proposed detention pond at the entrance from Highland. The outfall
structure shall be designed to detain increased runoff from the site.

FIELD NOTES
Description for Lot 5, T. M. HOOD NO. 706 ADDITION, an addition to the
City of Southlake, Tarrant County, Texas, according to the plat recorded in
Cabinet A, Slide 2119, Plat Records, Tarrant County, Texas, and being
described by metes and bounds as follows;
BEGINNING at a 112" iron pin found with cap marked, "ENCOMPASS" for the southwest
corner of Lot 5;
THENCE NORTH a distance of 848.73 feet to a 112" iron pin found in the south line of
West Highiand Street for the northwest corner of Let 5, from which a 112" iron pin found
bears 14.19 feet, North 00 degree 45 minutes 58" West;
THENCE North 89 degrees 26 minutes 57 seconds East a distance of 410.32 feet along
the south line of West Highland Street to a 112" iron pin found with cap marked,
"ENCOMPASS" for the most northerly northeast corner of Lot 5, from which a 112" iron
pin found bears 1.55 feet, North 00 degree 46 minutes 04 seconds E, and another 112"
iron pin found bears 14.84 feet, North 00 degree 45 minutes 00 seconds West;
THENCE South 00 degree 04 minutes 45 seconds West a distance of 428.84 feet to a
112" iron pin found for a northeast corner of Lot 5;
THENCE North 85 degrees 06 minutes 19 seconds East a distance of 75.06 feet to a
112" iron pin found with cap marked, "ENCOMPASS" for the most easterly northeast
corner of Lot 5;
THENCE South 00 degree 23 minutes 32 seconds West a distance of 420.50 feet to a
112" iron pin found with cap marked, "ENCOMPASS" for the southeast corner of Lot 5;
THENCE South 88 degrees 50 minutes 25 seconds West a distance of 481.72 feet to

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 07/25/05 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS ORNEED
FURTHER CLARIFICATION, PLEASE CONTACT DENNIS KILLOUGH AT (817) 748 -8072.
Delete "Highland Glen Addition" in the title and dedication.
2. Move the "deed restriction" and "lien holder's" statements to be the last sentences of the dedication,
before the "Witness" statement.
3. The following changes are needed regarding easements:
a. If existing utility and /or drainage easements are to be expanded in width by this plat and
remain within the same alignment, they do not need to be shown or abandoned.
b. Clearly define the boundary between single use easements (i.e. UE or DE). The 10' UE's
along the east and west boundaries terminate at the DE and should be continued to the street.
Specifically label the width of the DE along Highland. Also, this DE should extend all the way
to the east and west boundaries.
Staff recommends providing a single common access easement and driveway for all lots
within general path of the existing driveway and /or panhandle of Lot 5R2.
d. Ensure that placement of the drainage easement is generally centered along the existing
channel. Re -align if needed maintaining the required width.
Informational Comments:
Minimum driveway spacing between centerlines is 40 feet.
Driveway will need to comply with minimum access standards for fire services.

* The proposed 12" water line upgrade shown on the utility plan can be eliminated based on this 3 lot
proposal per the City Engineer.
* Prior to recording the plat, a "Certificate of Taxes Paid" indicating that there are no delinquent taxes
owed on the subject property from each taxing authority must be provided to the City prior to filing
this plat in the County records. A copy of this information may be obtained from the Tarrant county
Tax Assessor /Collector's Office located at 100 E. Weatherford St. in Ft. Worth (across from the old
red courthouse). There is a service charge of $10 per account for this certificate. For more
information contact the Assessor /Collector's office at (817) 884 -1103.
* All lots must comply with the City's and Tarrant County Health Department's requirements for use
septic systems.
* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off -site sewer extensions, off -site drainage and utility easements and impact
fees.
At the time of plat filing with the County, provide a digital copy of the plat in dxf format and
transformed to State Plane Coordinates (if feasible) in accordance with the Subdivision Ordinance.
