HISTORY: -A zoning change to "SF-IA" was approved by City Council for Lot 3, Block
1, W.H. Martin No. 1068 Addition on August 20, 1996.
-A plat showing for Lots 2 & 3, Block 1, W.H. Martin No. 1068 Addition
was approved by the City Council on July 16, 1996.
-City Council approved a change of zoning to "SF-IA" for The Enclave on

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 06/20/05 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR
NEED FURTHER CLARIFICATION, PLEASE CONTACT BEN BRYNER AT (817) 748 -8602.
1. Revise the title block to include the plat recording information of the existing Lot 3, Block 1, W. H.
Martin No. 1068 Addition.
2. Provide the correct approval block for a Plat Revision.
3. Complete the blanks for the deed record volume and page for the current owner(s) in the preamble.
4. Complete the blanks for the easement abandonment block. The easements were dedicated by aplat,
not by deed instrument.
5. The POB must be tied to a survey corner or previously filed subdivision corner.
6. The following changes are needed in the owner's dedication and notary:
a) Add the following sentence at the end of the owner's dedication, prior to the signature block:
"This plat does not alter or remove existing deed restrictions or covenants, if any."
b) Add a lienholder statement and signature block with notary to the plat. If there is /are no
lienholder(s) then add a statement to this effect.
7. Show and label all existing easements on Lot 2 W.H. Martin No. 1068 Addition.
INFORMATIONAL COMMENTS
* Prior to acceptance of the subdivision by the City, a digital computer file of the subdivision must be
provided in accordance with Section 8.04 of Ordinance No. 483.
* Although there are a few lot lines which are not perpendicular or radial, they appear to meet the
intent of this requirement.

* We recommend this plat not be filed until the construction plans have been substantially approved.
This will ensure adequate easements and finish floor elevations.
* A "Certificate of Taxes Paid" indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor /Collector's Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information
contact the Assessor /Collector's office at (817) 884 -1103.
* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off -site sewer extensions, off -site drainage and utility easements and impact
fees.
