The tenant is located in the Village Center shopping center at the northeast corner of the intersection of N. Village Center Drive and E. Southlake Boulevard. ATTACHMENTS: (A) Background Information (B) Vicinity Map (C) Site Plan (D) Building Elevation & Sign Detail (E) Sign Variance Application STAFF CONTACT: Dennis Killough (748 -8072) Ken Baker (748 -8067) Case No. SP 05 -113 BACKGROUND INFORMATION OWNER/APPLICANT: Anderson's Furniture & Design Gallery PROPERTY SITUATION: Anderson's Furniture & Design Gallery is located in the Village Center shopping center at the northeast corner of the intersection of N. Village Center Drive and E. Southlake Boulevard. The property address is 2140 E. Southlake Boulevard, Suite R. REQUEST: Anderson's Furniture & Design Gallery is requesting a variance from the standards regulating letter /logo height and number of signs under Sign Ordinance No. 704 -B. The applicant is proposing an attached sign on the west side of the building. The proposed sign will have a letter size greater than permitted under Sign Ordinance No. 704 -B. The addition of this sign will also exceed the number of attached signs permitted per lease space. Approval of a variance is required in order to receive a building permit for this sign. STAFF COMMENTS: The sign criteria, building elevations, site plan and applications are attached to this report. The following variances to the Sign Ordinance No. 704 -B are requested: • Ord. 704 -13, Section 16.A.2 MAXIMUM LETTER/LOGO HEIGHT The maximum permitted letter height is 12 inches for a sign less than 100 feet from the right -of -way. The store front is approximately 90 feet from the street right -of -way. The maximum letter and logo size permitted is 12 inches. The applicant is requesting a letter height for the `A' and `S' of 27 inches and a letter height for the remaining letters of approximately 16 inches in "Anderson's ". City Council approved a variance for the same letter heights for the southwest and southeast elevations on February 1, 2005. • Ord. 704 -13, Section 16.A.4 NUMBER OF SIGNS Only one attached sign per lease space is allowed along each street frontage. A secondary sign may be permitted at a public entrance, provided the entrance is on another side of the building, but shall be limited to 25% of the primary or permitted sign size, whichever is more restrictive. No more than two attached signs shall be allowed per lease space. There are currently two attached signs for the lease space. One is on the southwest side of the building and the other is on the southeast side of the building, and each has an area of 27 square feet. The applicant is requesting the addition of a third sign on the west side of the building with an area of 27 square feet. Case No. Attachment A SP 05 -113 Page 1 The City Council may authorize variances in accordance with the following provision of the Sign Ordinance No. 704 -13, Section 14, Variances: The City Council may authorize variances to any restriction set forth in this ordinance, including but not limited to the number, type, area, height, or setback of signs, or any other aspect involved in the sign permitting process. In granting any variance, the City Council shall determine that a literal enforcement of the sign regulations will create an unnecessary hardship or a practical difficulty on the applicant, that the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self - imposed, that the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties, and that the granting of the variance will be in harmony with the spirit and purpose of this sign ordinance. A person may request a variance from the Sign Ordinance by filing the request with the Building Official. Any request for variance shall be accompanied by a completed application and a non- refundable filing fee in the amount specified in the current fee schedule adopted by City Council.
