PROJECT: Sign Variance for Pediatric Dermatology of North Texas
REQUEST: Variance to the Sign Ordinance No. 704 -B requirements for maximum letter height
and maximum area for attached signs. The proposed business is located on the north
side of E. State Highway 114, approximately 1,000 feet from Shady Lane in the 2700
block of E. State Highway 114. The specific variances requested are as follows:

BACKGROUND INFORMATION
OWNER/APPLICANT: Pediatric Dermatology of North Texas
PROPERTY SITUATION: Pediatric Dermatology of North Texas is located on the north side of E. State
Highway 114, approximately 1,000 feet from Shady Lane in the 2700 block
of E. State Highway 114. The property address is 2720 E. State Highway
114.
REQUEST: The applicant is proposing an attached sign on the south side of the proposed
building facing E. State Highway 114. The proposed sign will have a letter
height and sign area greater than permitted under Sign Ordinance No. 704 -B.
Approval of a variance is required in order to receive a building permit for
this sign.
STAFF COMMENTS: The sign criteria, building elevations, site plan and applications are attached
to this report. The following variances to the Sign Ordinance No. 704 -B are
requested:
• Ord. 704 -13, Section 16.A.2 MAXIMUM LETTER/LOGO HEIGHT
The maximum permitted letter height is 12 inches for a sign less than 100
feet from the right -of -way.
The store front is approximately 50 feet from the right -of -way. The
maximum letter size permitted is 12 inches. The applicant is requesting a
letter height of 28 inches.
• Ord. 704 -13, Section 16.A.3 MAXIMUM AREA The maximum
permitted area for attached signs is 0.75 square feet for every one foot of
width of building or lease space not to exceed 400 square feet.
The store front width is approximately 53 feet. The maximum area
permitted is 40 square feet. The applicant is requesting an area of
approximately 66 square feet.
The City Council may authorize variances in accordance with the following
provision of the Sign Ordinance No. 704 -13, Section 14, Variances:
The City Council may authorize variances to any restriction set forth in this
ordinance, including but not limited to the number, type, area, height, or
setback of signs, or any other aspect involved in the sign permitting process.
In granting any variance, the City Council shall determine that a literal
enforcement of the sign regulations will create an unnecessary hardship or a
practical difficulty on the applicant, that the situation causing the
unnecessary hardship or practical difficulty is unique to the affected property

and is not self - imposed, that the variance will not injure and will be wholly
compatible with the use and permitted development of adjacent properties,
and that the granting of the variance will be in harmony with the spirit and
purpose of this sign ordinance. A person may request a variance from the
Sign Ordinance by filing the request with the Building Official. Any request
for variance shall be accompanied by a completed application and a non-
refundable filing fee in the amount specified in the current fee schedule
adopted by City Council.

Sign Variance Application
Demonstration
Please demonstrate that the fc)1lowing conditions are a licable to the requested sign
variance:
That a literal enforcement of the sign regulation will crate an unnecessary hardship or
practical difficulty on the applicant.
Dr. Fred Ghali, a Southl,ake resident and pediatric dermatologist
will see up to fifty patients per day. The children who are being
treated come from all over the Dallas -Fort Worth metroplex. It is
imperative for the sign to be visible and legible to motorists on
State Highway 114 and the frontage road wit=hout difficulty.
2, That the situation causing the unnecessary hardship or practical difficulty is unique to the
affected prGperty and is not self imposed
The property at 27217 E. State Highway 114 has a fifty foot building
setback fronting the service road making it difficult to view the
standard signage allowed. Also, the sign may be hindered by
elevation changes.
3 That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties
The land use designation for the property is Office Commercial and
currently the neighboring property directly to the vest, was
permitted a signage variance. Both the neighbor to the west (Century
Dental) and Pediatric Dermatology of Forth Texas (Applicant) are
medical office buildings.
4 That the variance will be in harmony with the spirit and purpose of the sign ordinance.
It is our intention to provide the City of Southlake with a
professional office building to house the practices of Pediatric
Dermatology. As such we are requesting a sign that promotes the
services of the practices while benefitting and maintaining the
integrity of the community. If approved, we believe the physical
impact will be minimal and achieve the necessary visibility the
customers need and help Pediatric Dermatology to promote the
health and welfare of the community.
