The purpose of the request is an addition of a 124 square foot vestibule at the entrance, a 225 square foot equipment compound to the rear service area, and a patio seating area enclosed by a 36 -inch metal railing with 48 -inch brick posts. Southlake Blvd, The tenant space under review is located @ the SE corner of building 8. Its current SF is 2,589. The scope of work for RHB as being reviewed with this site plan submittal includes the following: 1. Addition of a 124 SF vestibule, to be located under an existing steel canopy. Finish materials to be stone and glass storefront to match existing (manufacturer, color, etc). 2. Addition of a 335 SF equipment compound to rear service area of space. Finish materials to be painted E €FS to match adjacent painted tilt wall and metal roof to match metal awnings at side. 3. Patio seating area east of tenant space. Materials to be painted metal railing (36' high) and brick posts (48" high) to match existing brick and painted metal. 4. "Curb -side to-go lane" (2 car lengths long, or 9'X22' X 2). Concrete to match adjacent.. Additional trees will be planted per city arborist recommendation. 5. *See attached SUP Application for Alcohol Sales. Items not included in this review are building lighting, patio lighting and building signage. The main purpose for this review is to gain approval for the square footage increases and curt -side to -go lane as proposed.
