PROJECT: Revised Site Plan for the Southlake Tavern
REQUEST: On behalf of Wyndham Properties, Metromedia Restaurant Group is requesting
approval of a revised site plan for The Southlake Tavern, located at 2700 E.
Southlake Boulevard at the northeast intersection with N. Nolen Drive in Gateway
(Wyndham Plaza) Phase 11.
The purpose of this revision is to add approximately 163 square feet to the building,
add an outdoor seating area and modify the exterior elevations.
ACTION NEEDED: 1. Conduct public hearing

-A zoning change and site plans with two options for development were
approved by City Council on April 1, 2002.
-A site plan and SUP for sale of alcohol was approved for Big Bowl
Restaurant Gateway Plaza Phase II in September of 2002.
-A plat revision was approved by City Council on April 6, 2004.

Conversion from an existing Big Bowl restaurant

Dear sir:
We respectfully submit this Site Plan Modification for your consideration. The goal is to convert the former Big Bowl
restaurant at 2700 Southlake Boulevard into The Southlake Tavern. This project is being done for Metromedia
Restaurant Group, owners of the Bennigans, Steak & Ale, and Ponderosa Steakhouse concepts. They are currently
seeking to develop the Tavern concept, similar to their first on in Plano at 3601 Dallas Parkway.
The project consists of adding about 163 square feet to the Entry/Waiting area and a covered Patio area of about 367
square feet. The exterior of the building will be modified by removing the batten strips from the siding and installing
EIFS in its place. Faux stone pilasters will be added to the Entry tower. Much of the existing fascia will be removed
and replaced with a period EIFS cornice and detailing consistent with the trade dress and theming of the Tavern
concept.
lin addition to externally illuminated Southlake Tavern and Tavern To Go signage, food menu board displaying the
excellent food product available within are requested to be approved. The aggregate total of the signage on each
face falls within the .75 SF per lineal foot of frontage established for the development. This request merely seeks
approval to have multiple signs per face, similar to that approved for the Buca de Beppo in the same development.
Metromedia Restaurant Group feels this is very critical for their concept, to establish the excellent food quality
available in the restaurant.
In addition, we are submitting on Metromedia Restaurant Group's behalf, for a Specific Use Permit approval to allow
alcoholic beverage sales. The previous Big Bowl's permit lapsed, thus necessitating this fresh application.
