PROJECT: Site Plan for Feedstore BBQ & More
REQUEST: Feedstore BBQ & More is requesting approval of a revised site plan to allow for
enclosure of the existing outdoor seating area and add a 3.5 by 3.5 feet hot water
heater enclosure at the southwest corner of the building.
A variance is requested to allow 100 percent cement board, similar to Hardy- board,
on the enclosure areas to match the existing building material. Residential adjacency
standards restrict the use of synthetic masonry products (Hardy- board, EIFS, etc) to a
maximum of 80% on any facade, exclusive of doors and windows.
ACTION NEEDED: 1. Conduct public hearing
2. Consider site plan approval

LAND USE CATEGORY: Medium Density Residential; The Southlake 2025 South Side Plan proposes
this area be changed to Low Density Residential with a Rural Conservation
overlay
CURRENT ZONING: S -P -1 Detailed Site Plan District
HISTORY: This site was operated as gas station and grocery store since around 1950 and
continued to operate as a non - conforming use under the "AG" agricultural
zoning district following its annexation in 1956;
A rezoning from "AG" agricultural to "L" light commercial was approved
April 3, 1984 to allow for an addition to the building. It is believed that the
gasoline services were ceased around 1986 and the primary use was
converted to feed and tack sales and services;
"C -1" neighborhood retail district zoning was placed on the property with the
adoption of the City's Comprehensive Zoning Ordinance No. 480 in
September of 1989;
The use was converted to a restaurant in October of 2000;
A specific use permit to allow the sale of alcoholic beverages was approved
in May of 2003;
A rezoning and site plan from "C -1" neighborhood retail district & "AG"
agricultural district to "S -P -1" detailed site plan district was approved May
4, 2004.
P &Z ACTION: March 17, 2005; Approved (6 -0) subject to Site Plan Review Summary No.
2, dated March 11, 2005; granting the requested variance and eliminating the
outside seating as shown.
STAFF COMMENTS: The purpose of this plan is to enclose the existing outdoor seating area
located on the west side of the building and add a 3.5 by 3.5 feet enclosure
for a hot water heater at the southwest corner of the building. All changes
proposed are compliant with the "S -P -1" zoning regulations. Attached is the
Site Plan Review No. 3, dated March 30, 2005.

OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF SITE

The purpose of this request is to enclose the exiting outdoor patio and dining area and add an
enclosure for a hot water heater at the southwest corner of the building.
Any given facade cannot exceed 80% synthetic masonry material, excluding doors and windows.
The rear (west), and sides (north & south) facades are using 100% preformed cement panels
(similar to Hardy- board). (Variance Requested in order to match the existing portions of the
favade)
2. Show and label all properties within 200' of this boundary with the naive, zoning and land use
designation. 3 properties to the north are missing.
3. Allocate a minimum of 192 square feet of landscape area, with 1- accent tree, 5 shrubs, 29 sq. ft.
in ground cover and 4 sq.ft. of seasonal color. Contact the Landscape Administrator -Keith

Site Plan For Feedstore BBQ,
Dear Commissioners:
You are respectfully requested to deny ZA05 -008 for the
following reasons:
1. Last year when you granted Feedstore's zoning change from
C -1 to SP -1, we were assured this would eliminate any
further Feedstore expansion
2. Frequently Feedstore's parking lot is full and the customers
darting in and out of White Chapel in front of oncoming
traffic is an accident "waiting to happen ". There still is no
street lighting or warning sign at this S curve. Increasing the
business size will only intensify this danger to Southlake
3. It is preposterous to raise an entire roof structure to
accommodate a rear patio enclosure, unless, you are
planning on a loft dining area and present roof height
would not allow. I submit to you this is precisely what
Mr. LaFaver intentions are if you allow the roof to be
raised
