Development Details • The applicant is requesting approval of a site plan that proposes the construction of an approximately 3,000 square foot quick -serve restaurant with a drive thru on a 40,335 square foot lot. The applicant anticipates hours of operation will be 10:30 a.m. — 10 p.m. daily and staff 20 — 25 employees. This site was originally zoned industrial; an S -P -2 zoning designation was approved with the Scooter's development to include three additional pad sites. The proposed use for this lot has been previously approved by the original concept plan. The applicant is proposing building materials that are not standard to Chicken Express with the use of Austin stone, Acme brick, and a metal mansard roof. A variance is being requested regarding the requirement for a pitched roof. The applicant stated that Chicken Express is a family- oriented business and that the corporation involves themselves in the community. QUESTIONS / CONCERNS How many customers will come thru on a daily basis? The intersection is crowded now. o A traffic study has been done and submitted to the city.
