City of Southlake Department of Planning STAFF REPORT November 29, 2006 CASE NO: SP 06 -481 P ROJECT: Sign Variance for San Francisco Oven REQUEST: This is request for a variance to the Sign Ordinance No. 704 -B with regards to both the maximum and minimum letter /logo height, sign width, and sign area for attached signs. The subject property is located at 2787 East Southlake Boulevard, Suite 100 in Cornerstone Plaza, which is the former location of Cheeburger Cheeburger. The applicant is proposing two attached signs that will exceed the 12 inch maximum letter /logo height allowed under the ordinance. The proposed sign on the west elevation will have 12 inch letters and a 16 inch logo. The sign on the north elevation will have 24 inch letters. In addition, both signs will have text that is less than the 6 inch minimum letter height. Variances are also requested for the maximum sign area on the west elevation and maximum sign width on the north elevation. The permitted sign area on the west elevation is 26.25 square feet and the applicant is requesting 44 square feet. On the north elevation, the maximum allowed sign width is 22.5 feet and the applicant is requesting 26 feet. Approval of a variance is needed to receive sign permits for the proposed signs. The building is located in the Cornerstone Plaza retail development. STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. The following variances are requested: • Ord. 704 -B, Section 16.A.2 MINIMUM /MAXIMUM LETTER/LOGO HEIGHT The maximum permitted letter /logo height is 12 inches for attached signs located less than 100 feet from the right of way or driveway access. The minimum height allowed for letters or logos is 6 inches. The storefront is approximately 99 feet from the right -of -way on the north side of the building and approximately 83 feet from the internal drive on the west side. The maximum permitted letter /logo height is 12 inches for both elevations. The applicant is requesting a maximum letter /logo size of 24 inches on the north elevation and a maximum logo size of 16 inches on the west elevation. Both signs have text that is less than 6 inches in height. • Ord. 704 -13, Section 16.A.3 MAXIMUM AREA Attached signs are limited to 0.75 square feet for every one foot of width of building or lease space. The lease space on the west elevation is approximately 35 feet wide. The allowed sign area is 2625 square feet. The applicant is requesting a maximum sign area of 44 square feet. • Ord. 704 -B, Section 16.A.5 SIGN WIDTH Attached signs are limited in width to the middle 75% of the width of the lease space or the single plane facade. The single plane fa(ade on the north elevation is 30 feet wide. The maximum allowable sign width is 22.5 feet. The applicant is requesting a sign width of 26 feet.
