P ROJECT: Sign Variance for Subway #23668
REQUEST: This is a variance request from the Sign Ordinance No. 704 -B to exceed the maximum
letter height for attached signs. The subject property is located at 1959 West Southlake
Boulevard, Suite 100 in Players Circle Addition. The applicant is proposing two
attached signs, one on the north elevation and one on the east elevation. The permitted
letter /logo height for both elevations is 12 inches and the applicant is requesting 18 inch
letters for both signs. The proposed signs comply with the sign area requirements: both
signs are approximately 12.375 square feet and the applicant is allowed up to 28.5
square feet on the east elevation and 60 square feet on the north elevation. The
proposed signs will be similar to the Clearview Eyecare and Laser Center sign on S.H.
114, as shown in Attachment E.
Approval of a variance is needed to receive a sign permit for the proposed signs. The
specific variance requested is as follows:

BACKGROUND INFORMATION
APPLICANT /OWNER: Willow Creek Signs on behalf of Subway
PROPERTY SITUATION: The property address is 1959 West Southlake Boulevard, Suite 100. The
building is located in the Players Circle Addition development.
STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. The
following variances are requested:
• Ord. 704 -13, Section 16.A.2 MAXIMUM LETTER/LOGO HEIGHT The
maximum permitted letter /logo height is 12 inches for attached signs
located less than 100 feet from the right of way or internal driveway.
On the north side of the building, the subject lease space is approximately
65 feet from the right of way, which allows a maximum letter height of 12
inches. The east side of the building faces an internal drive, which also
limits the letter height to 12 inches. The applicant is requesting a
maximum letter height of 18 inches on both elevations.

1 _ That a literal enforcement of the sign reguMon will crate an unnecessary
hardship or practical difficulty on the applicant
The distance to the side street, which is the main entrance of the restaurant, is 99 t' shy
to allow for this size. sign. This . facos east and serves to identify the restaurant to west-
bound traffic. The other elevation faces west and also serves to identity the restaurant to
the eastbound traffic. We are asking for the second. elevation variance to mWntaln the
consistency between the two signs. the nature of Subway's name and - size relative to it
length does not create an extremely large sign, therefore it will not create an overbearing
presence. This would help promote identification with the public along Southlake Blvd.
2. That the situatiion'causing the unnecessary hardship or practical difficulty is
unique to the affected property and is not self imposod,
The situation is unique to the property because of -the distance is so close to allowing
this sigbage without special, exception, we feel. it should be considered favorably.
3. That the variance will not injure and will be wholly compatible with the use and
pmiWtted development of adjacent propmties.
The sign variance requested is corhpatible with the use and. permitted development
of all adjacent properties. This sign. variance requested is,orily to.insurb that the
Subway restaiiraht has the ability to'identify itself .to the public and make: aware
that it is cperating as an open business entity. They are moving from the.canter just
West of them: and currently have,larger letters on:that site, now...
4. That the variance will be in hadvraEy with t}re spirit amtl purpose of the sign
ordinance.
This sign variance is iri harmony with the spirit and purpose of the sign ordinance.
The ordinance was not written to create undue hardships on its business community
but rather to keep a structured and uniformed system for promoting each business's
identity to the public. All businesses must have the right to promote their identity to the
general public. This sign variance allows Subway restaurant the right to promote its
name and identity to the public.
