REQUEST: This is a Conditional Sign Permit request for Jellico Square, located at the northwest
corner of West Southlake Boulevard and Randol Mill Avenue. The application includes
proposed regulations for attached signs and monument signs.

BACKGROUND INFORMATION
APPLICANT/OWNER: Chandler Signs on behalf of Armstrong Development
PROPERTY SITUATION: The property address is 225 Randol Mill Avenue.
STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. A
summary of the requested sign regulations follows:

Sign Width and Area
The proposed maximum sign width is 0.75 square feet per linear foot of store
front lease space. Tenants will be able to achieve the maximum letter height
based as tenant size as long as the sign is within the middle 75% of the lease
space.
Monument Signs
The applicant is proposing a total of 5 monument signs. The proposed
regulations are as follows:
• Maximum total height from grade: 8 feet (including sign base)
• Maximum length for multi- tenant signs: 13 feet 6 inches
• Maximum length for single tenant signs: 11 feet 6 inches
• No minimum letter height
Identifier Signs
The applicant is proposing to allow two additional attached signs for the
Anchor Tenant to be used for product categories and store in store businesses
(if applicable). These signs may not be used for promotional or seasonal
advertising.

Sign Variance Application
Demonstration
Please demonstrate that the following conditions are o2elicable to the re guested sign
variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or
practical difficulty on the applicant,.
Because the property has a narrow footprint, width to depth, It has created a situation for
the inline tenants having increased storefront set hacks from both the intersection of W,
Southlake Blvd. And Davis (Blvd.,, as well as the set back from W. Southlake Sled
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the
affected property and is not self imposed.
The proportion of the property and having a narrow footprint on W. Southlake Blvd.
Forcing the main section of the retail development back from the primary road frontage,
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
The sign criteria was designed solely to have adequate visibility to the two adjacent roads
(W. Southlake Blvd., and DavisfRandol Mill), The criteria was also developed by using
other similar retail properties as a baseline. There will be no harrnfUl effect to any
residential properties or unfair competitive advantages to other retail properties.
4_ That the variance will be in harmony with the spirit and purpose of the sign ordinance.
The sign criteria was created to allow for adequate identification of the individual tenants
within the signable area of the building facade and to at the same time, maintain harmony
with the overall appearance with the shopping center and the proportions of the sign to
building facade.

categories and stare in store businesses
Note; Identifiers may not be used for promotional or seasonal advertising. Anchor tenant will have two
areas dedicate for Identifiers as show on the building
Elevations- The sign area may not exceed 4' in overall height and 15' in over all length.
