REQUEST: James & Stephanie Anderson are requesting approval of a zoning change and concept
plan from "AG" Agricultural District to "SF -IA" Single Family Residential District on

side of E. Dove Street as recommends by the Master Pathways Plan. The 8' multi -use
trail will fit within the dedicated ROW of E. Dove.
ACTION NEEDED: 1. Conduct public hearing
2. Consider second reading for zoning change and concept plan approval

undivided arterial roadway with 88 feet of right -of -way. Adequate right -of -way
is shown to be dedicated on the plan.
Existin,a Area Road Network and Conditions
The proposed lot has direct access onto E. Dove Road.
E. Dove Road is currently a 2 -lane, undivided roadway. The capacity of the

The following comments are based on the review of plans received on 9/12/2006. It is the applicant's
responsibility to contact the department representative shown above and make modifications as required by the comment.
GENERAL COMMENTS:
1. Is there a common access easement with the adjacent property? It appears that the driveway access for

* Use the City of Southlake GPS monuments whenever possible.
WATER AND SANITARY SEWERCOMMENTS:
* There is an existing 8" water line along E. Dove Road which is accessible to the property.
* The minimum requirement for a private septic system is 1 acre. Public sanitary sewer is not currently
available to this property.
DRAINAGE COMMENTS:
1. Show the limits of the floodplain. The 100 -year floodplain must be contained within a drainage
easement.
* Proposed driveway culverts must be sized by an engineer and submitted for approval to the City
Engineer.
* The discharge of post development runoff must have no adverse impact on downstream properties and
meet the provisions of Ordinance # 605.
INFORMATIONAL COMMENTS:
* A Developer's Agreement will be required for any public infrastructure constructed with this development
