P ROJECT: Sign Variance for Harris Methodist Southlake
REQUEST: This is a variance request from the Sign Ordinance No. 704 -B regulations for
monument signs. The subject property is located on the south side of East Southlake
Boulevard at Central Avenue. The address is 1545 East Southlake Boulevard.
The applicant is proposing to install a new sign directly behind the current monument
sign that will be visible above the current monument sign. The proposed sign does not
meet the material requirements, exceeds the maximum height permitted, and will have
text smaller than allowed for monument signs. The specific variances requested are as

BACKGROUND INFORMATION
APPLICANT /OWNER Cambridge - Southlake Partners, L.P.
PROPERTY SITUATION: The property address is 1545 East Southlake Boulevard.
STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. The
following variances are requested:
• Ord. 704 -13, Section 16.13.2 MINIMUM LETTER/LOGO HEIGHT The
minimum height allowed for letters or logos is 6 inches.
The applicant is proposing a sign with text less than 6 inches in height.
• Ord. 704 -B, Section 16.13.3 MAXIMUM HEIGHT The maximum
permitted height for a sign face, excluding the base and sign structure, is 4
feet.
The applicant is proposing a sign face with a height of 10 feet 6 inches.
The proposed sign does not have a sign base or a sign structure
surrounding the sign face.
• Ord. 704 -B, Section 16.13.7 MATERIAL REQUIREMENTS The sign
face shall be surrounded by a minimum of 6 inches of sign structure. The
sign structure shall be constructed of the same masonry material as the front
building facade or shall be stone or brick
The applicant is proposing a sign face that does not have a sign structure
surrounding it.
• Ord. 704 -B, Section 16.13.5 NUMBER OF SIGNS Only one monument
sign is allowed along each street frontage on any site. Monument signs may
be no closer than 500 feet on any site.
The applicant is proposing to install a new sign directly behind the existing
monument sign.

Demonstration
Please demonstrate that the fol1lowing conditions are appliJigable to the requested sign
variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or
practical difficulty on the applicant
This addition to our current monument sign will enable medical office
patients to locate their physician office. Strict enforcement of the
signage regulation would not permit the physicians to have an exterior
identifying sign at this particular location,
2 That the siluatio -n causing the unnecessary hardship or practical ditfcolty is unique to the
affected property and is not self irnposed
Our tenants,(physicians, care givers, phaxmasists, etc.) feel that their
patients are experiencing difficulty in finding this particular location.
The lack of an exterior identifying sign has made patienrs late for visits,
and one of our tenants feels the lack of exposurelsignage has had an
economical impacL on his/her business.
3. What the variance will not injure acid will be wholly compatible with the use and pef ill itted
development of adjamn€ properties ,
The variance will allow the additioin to our monument sign and offer
appropriate space for typical medical office identification.
4 That the variance will be in harmony with the spirit and purpose of the sign ordinan-
Granting this variance will allow us to provide requested, tasteful,
legtble signage to our tenants/business owners. The additional monument
sigp bas been designed to loots like it was origiinally constructed to
be thin way. The background of Lhis sign will consist of .090 thick
aluminum with atandijag seams to match the metal roof, canopies and
trim of the existing building.

As discussed, our tellants/business owners do not feel their patients acid visilon are able

eNterior signage, the diffirUlty and frustration they experience in finding the physician's
location, and that patients are consistently late for appointments clue to the inability to
