Todd Parrish; Vice - Chairman Laird Fairchild; and Board 7 Members: Michael Forman; Kate Smith; Shawn McCaskill, Alternate # 3. 8 9 Members Absent: Michael Waldman; Lisa Amend, Alternant # 1; Phyllis Lambert, Alternate # 10 2; and Dustin Andrews, Alternate # 4. 11 12 Staff Present: Dennis Killough, Deputy Director of Planning & Development Services; Richard 13 Schell, Planner II; and Dianna Brawner, Board Secretary. 14 15 Agenda Item No. 1 — Call to Order: Chairman Parrish called the December 16, 2010 Zoning 16 Board of Adjustment meeting to order at 6:33 p.m. 17 18 Agenda Item No. 2 — Approval of the Minutes: Chairman Parrish opened discussion of the 19 minutes of the Zoning Board of Adjustment meeting held on November 11, 2010. 20 21 Motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on 22 November 11, 2010 as presented to the Board. 23 24 Motion: Fairchild 25 Second: Smith 26 Ayes: Forman, Fairchild, McCaskill, Smith, Parrish 27 Nays: None 28 Abstain: None 29 Vote: 5-0-0 30 31 Motion: Carried 32 33 Agenda Item No. 3 — Administrative Comments: Richard Schell, Planner II, announced that 34 the next Zoning Board of Adjustment meeting will be held on Thursday, January 13, 2011. 35 36 Agenda Item No. 4 - ZBA -604, Variance to number of parking spaces required: Variance to 37 Ordinance No. 480, Section 35.6, regarding the number of parking spaces required. The 38 applicant, Ann Hebert is requesting to lease fifteen hundred (1,500) square feet of gross floor 39 spaces at 170 Players Circle to a surgeon, which would bring the required parking for all uses in 40 the building to thirty -three (33) spaces. There are currently twenty -seven (27) parking spaces on 41 the site. A variance is requested to allow a reduction in the required number of parking spaces 42 form thirty -three (33) spaces to twenty -seven (27) spaces. 43 44 The property is located at 170 Players Circle, Southlake, Texas, being described as Lot 7, 45 Players Circle Addition, an addition to the City of Southlake, Tarrant County, Texas and being 46 approximately 0.646 acres. The current zoning is C -3 — General Commercial District. The 47 applicant is Ann Hebert. 48 49 Richard Schell, Planner II, reported Thirteen (13) notices were mailed out within two hundred 50 (200) feet with two responses having been received: Stampede Properties LP, 112 Woodglen 51 Court, Southlake, Texas, in favor; and, Entin Family Trust, 9332 Stockton Road, Moorpark, 52 California, in favor.
