Item 10BCity of Southlake Department of Planning S T A F F R E P O R T September 27, 2006 SP 06-336 CASE NO: Conditional Sign Permit for Shady Oaks Office Park PROJECT: REQUEST: This is a Conditional Sign Permit request for monument signs in the Shady Oaks Office Park. The subject property is located at 600 through 660 West Southlake Boulevard, at the northwest corner of Shady Oaks Drive and West Southlake Boulevard. The applicant is requesting approval for two existing internal directory signs and one existing entry feature sign. The applicant is also requesting the option of adding one internal directory sign on Lot 11 to be constructed when the lot is developed. This sign will match the dimensions of the existing signs and its exact location will be determined at the time of development. Under Sign Ordinance No. 704-B, one directory sign is permitted per street entrance. With the construction of a directory sign on Lot 11, the development would have two directory signs for the Shady Oaks Drive entrance and one for the West Southlake Boulevard entrance. In addition, Sign Ordinance No. 704-B requires a minimum 6 inch letter/logo height on monument signs. The existing signs all have text that is less than 6 inches in height. The applicant is proposing a minimum letter/logo height of 1 ½ inches. Sign Reg. STAFF COMMENTS: The specific sign criteria, site plan and application are attached to this report. The following conditions are requested:  Ord. 704-B, Section 19.E.2.b MAXIMUM NUMBER OF SIGNS: One directory sign per street entrance. There are two existing directory signs; one per street entrance. The applicant is requesting one additional directory sign to be located on Lot 11 at the time of development. The new directory sign will have the same dimensions as the existing signs and its exact location will be determined at the time of development.  Ord. 704-B, Section 16.B.2 MINIMUM LETTER/LOGO HEIGHT: The minimum height allowed for letters or logos shall be six (6) inches.
