P ROJECT: Sign Variance for Central Market for a Temporary Banner
REQUEST: This is a variance request from the Sign Ordinance No. 704 -B regulations for the
maximum area and duration of a temporary banner. The subject property is located in
the Shops of Southlake shopping center at the southeast corner of Carroll Avenue and
East Southlake Boulevard. The address is 1425 East Southlake Boulevard. The
applicant is proposing a banner that will have a larger area and be displayed for a longer
time period than allowed under Sign Ordinance No. 704 -B. Approval of a variance is
needed to receive a sign permit for this sign. The specific variances requested are as
follows:

BACKGROUND INFORMATION
APPLICANT: H. E. B. Central Market
OWNER: Carroll/1709 Ltd.
PROPERTY SITUATION: The property address is 1425 East Southlake Boulevard.
STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. The
following variances are requested:
• Ord. 704 -B, Section 21.A.2.a MAXIMUM AREA The maximum
permitted area for a banner is 0.5 square feet for every one foot of width of
building or lease space but not to exceed 50 square feet.
The subject lease space is approximately 326 feet wide, which allows a
maximum banner sign area of 50 square feet. The applicant is requesting
a maximum banner sign area of 100 square feet.
Ord. 704 -B, Section 21.A.2.c DURATION Banners may be displayed for
a maximum of 15 days, twice per calendar year with a 60 day separation
between permits.
The applicant is requesting to display the proposed banner for 30 days,
from September 20 through October 20, 2006 In addition, the applicant
currently has a sign permit for a 50 square foot banner to be displayed
from September IS through September 30, 2006 If this variance is
granted, the 50 square foot banner will be removed and replaced with the
proposed 100 square foot banner.
