REQUEST: This is a variance request from the Sign Ordinance No. 704 -B regulations for the
maximum area and letter height of an attached sign. The subject lease space is located
in the Carroll Oaks shopping center at the southwest corner of Carroll Avenue and S.H.
114. The address is 1101 East Northwest Parkway, Suite 114. The applicant is
proposing one attached sign facing Carroll Avenue that will have a taller letter /logo
height and a sign area larger than allowed. The sign will also have some text that is
smaller than the minimum required letter height. Approval of a variance is needed to
receive a sign permit for this sign. The specific variances requested are as follows:

BACKGROUND INFORMATION
APPLICANT: Sign -A -Rama on behalf of R.E.B. Photo
OWNER: Graham Investment Properties
PROPERTY SITUATION: The property address is 1101 East Northwest Parkway Suite 114.
STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. The
following variances are requested:
• Ord. 704 -B, Section 16.A.2 MINIMUM /MAXIMUM LETTER/LOGO
HEIGHT The maximum permitted letter height for attached signs less than
100 feet from the right of way is 12 inches. The minimum height allowed
for letters or logos shall be 6 inches.
The subject lease space is approximately 55 feet from the right of way.
The applicant is requesting a maximum letter height of 18 inches and a
maximum logo height of 19 inches. In addition, the applicant is
requesting a minimum letter height of 2 inches.
• Ord. 704 -B, Section 16.A.3 MAXIMUM AREA The maximum permitted
area is 0.75 square feet for every one foot of width of building or lease
space.
The subject lease space is approximately 30 feet wide, which allows a
maximum sign area of 22.5 square feet. The applicant is requesting a sign
area of 60 square feet.

Sign Variance Application
Demonstration
Please demonstrate that the following cond' ' a tare requested sign
1,
That a literal enforcement of the sign regulation will create an unnecessary hardship or
practical difficulty on the applicant.
The orientation of the building for which the sign variance is requested is such that Suite
114 is located facing North Carroll Avenue, even though the building address is that of
State Highway 114. In fact, Suite 114 is the southernmost of the suites in the shopping
center. The location of the premise results in a substantial set back of the storefront from
the traffic on Highway 111. Thus, a sign which strictly adheres to the sign regulation
would he difficult to see from the highway.
?. That the situation causing the unnecessary hardship or practical difficulty is unique to the
affected property and is not self imposed.
The practical difficulty is a result of the orientation of the building and of the orientation
of Suite 114 relative to the principal highway (1 14) as explained in (1) above. It is not a
result of any actions undertaken by REB Photo, LLC.
3, That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
The signage proposed for use on Suite 114 by REB Photo will have no adverse effects on
any of the adjacent tenants. Indeed, the signage will complement and will he consistent
with the sign variances already in place by other tenants of the shopping center. See
included photograph of current signage at the address.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
The signage proposed for use by REB Photo is professionally designed and will be in
keeping with the best traditions of the City of Southlake. The departures from the sign
regulation are not overly significant in terms of the dimension of the signage requested.
Indeed, by granting the variance, as requested, signage on Suite 114 will become
consistent with that of the other signs already in use in the shopping center in terms of the
size of the lettering and will result in a consistent, profession, upscale image of the center
to passing traffic on the main thoroughfares.
