P ROJECT: Sign Variance for Compass Bank
REQUEST: This is a variance request from the Gateway Plaza Phase II (Wyndham Plaza)
Conditional Sign Permit regulations for monument signs. The subject property is
located at the northwest corner of East Southlake Boulevard and Nolen Drive. The
address is 2650 East Southlake Boulevard. The applicant is requesting one single -
tenant monument sign along East Southlake Boulevard near the intersection with Nolen
Drive. The proposed sign height, sign area, setback, and sign materials comply with
Sign Ordinance No. 704 -B. A variance is necessary because the Conditional Sign
Permit for Gateway Plaza Phase II does not allow for additional single- tenant
monument signs along Southlake Boulevard.
The Gateway Plaza Phase II Conditional Sign Permit was revised in 2004 to allow the
following monument signs:

Due to the allowance for multi - tenant signs, single tenant monument signs are no longer
permitted along Southlake Boulevard for this development. In addition to the multi -
tenant monument signs, there are several single- tenant monument signs in the existing
development that are indicated in Attachment C. Approval of a variance is needed to
receive a sign permit for this sign.
ACTION NEEDED: Consider variance request.

Compass Bank is a financial institution. It is important that the bank's image be separate and
distinct from the retail stores that will be displayed on the allowed multi - tenant signage.
