PROJECT: Sign Variance for Bicentennial Plaza
REQUEST: This is a variance request from the Sign Ordinance No. 704 -B regulations for distance
between monument signs, minimum setback for monuments signs, and letter /logo
height for attached signs. The subject property is located on the northeast corner ofthe
Bicentennial Park entrance drive and W. Southlake Boulevard (FM 1709). The address
is 410 W. Southlake Blvd. The applicant is proposing two monument signs that will be
approximately 250 feet apart. The Sign Ordinance requires monument signs to be a
minimum of 500 feet apart on any one site. In addition, one of the proposed monument
signs will be less than 15 feet from the northern and western property lines. The
applicant has not submitted elevations for the monuments at this time. However, the
applicant has agreed to allow City Council to review the monument signs prior to
issuance of a sign permit to insure compatibility with the Bicentennial Park design
theme. If the variance is granted this condition should be included in the motion.
The applicant is also proposing to allow a letter /logo height of 24 inches on the south
(front) elevation facing Southlake Blvd. and 18 inches on the north (rear) elevation.
Approval of a variance is needed to receive sign permits for these signs. The specific
variances requested are as follows:

BACKGROUND INFORMATION
APPLICANT /OWNER: Bicentennial Retail Plaza L.P.
PROPERTY SITUATION: The property address is 410 W. Southlake Blvd. The property is located on the
northeast corner of the Bicentennial Park entrance drive and W. Southlake
Boulevard (FM 1709).
STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. The
following variances are requested:
Ord. 704 -B. Section 16.A.2 MAXIMUM LETTER/LOGO HEIGHT: The
maximum permitted letter /logo height for attached signs between 101 feet
and 150 feet from the right of way is 18 inches. The maximum permitted
letter /logo height for attached signs less than 100 feet from a driveway
access is 12 inches.
The subject building is approximately 118 feet from the right of way along
Southlake Blvd. The applicant is requesting a maximum letter height of 24
inches for signs facing Southlake Blvd. The building is approximately 65
feet from the driveway on the north side and the applicant is requesting a
maximum letter height of 18 inches for the north elevation.
• Ord. 704 -13, Section 16.13.3 NUMBER OF SIGNS Monuments signs may
be no closer than 500 hundred feet on any one site.
The applicant is proposing two monument signs that will be approximately
250 feet from each other.
Ord. 704 -13, Section 16.13.3 MINIMUM SETBACK Monuments signs
shall be setback a minimum of 15 feet from any property line.
The applicant is proposing a monument sign at the northwest corner of the
site that will be approximately 3 feet from the northern property line and
approximately 10 feet from the western property line.

Sign Variance Application
We are requesting
1. Variance to allow signage on the rear of the building, with a max letter size of 18 ". We feel that 18" letters are a necessary and
appropriate size to be seen clearly from the park, since the building has been designed to have secondary entrances and patios on
the park side. The rear elevation is approx. 300' from the main park parking lot, which if this were a street frontage would allow
36" letters.
2. Variance to allow a monument sign on the Bicentennial Park drive (where a monument sign normally wouldn't be allowed), and
to allow a 3' setback from the northern property line and 10' from the western property line rather than the required 15' setback
from any adjoining property line.
