P ROJECT: Sign Variance for Dry Clean Super Center
REQUEST: This is a variance request from the Sign Ordinance No. 704 -B to exceed the maximum
letter height for an attached sign. The subject property is located at the southwest
corner of West Southlake Boulevard and Players Circle in Players Circle Addition. The
address is 1957 West Southlake Boulevard, Suite 100. The applicant is proposing one
attached sign on the north elevation facing West Southlake Boulevard that will have a
letter height larger than allowed. The proposed sign complies with the sign area
requirements: the sign is approximately 34 square feet and the applicant is allowed up
to 42.69 square feet for this elevation. The applicant is also proposing a sign on the
east elevation that complies with the ordinance.
Approval of a variance is needed to receive a sign permit for the proposed sign on the
north elevation. The specific variance requested is as follows:

BACKGROUND INFORMATION
APPLICANT /OWNER: Kwik Industries
PROPERTY SITUATION: The property address is 1957 West Southlake Boulevard, Suite 100. The
building is located in the Players Circle Addition development.
STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. The
following variances are requested:
• Ord. 704 -13, Section 16.A.2 MAXIMUM LETTER/LOGO HEIGHT The
maximum permitted letter /logo height is 12 inches for attached signs
located less than 100 feet from the right of way.
The subject building is approximately 73 feet from the right of way, which
allows a maximum letter height of 12 inches. The applicant is requesting a
maximum letter height of 18 inches.
