P ROJECT: Plat Vacation for Lot 1, L.H. Chivers No. 300 Addition
REQUEST: Approval of a plat vacation for Lot 1, L.H. Chivers No. 300 Addition. This subdivision
plat lies within the boundary of Estates Park Phase IV. The filing of a plat vacation is
the typical practice in a situation where the lot lines, easements, rights -of -way and /or
deed restrictions of an existing subdivision interfere with the new subdivision. Filing of
this instrument will abandon all dedications associated with the existing subdivision.
The final plat for Estes Park Phase IV, a 54 lot residential development, was approved
by the Planning and Zoning Commission on August 3, 2006.
ACTION NEEDED: Consider plat vacation approval.

BACKGROUND INFORMATION
OWNER/APPLICANT: Terra/Estes IV, L.P.
PURPOSE: Vacate this subdivision to allow for a new plat for residential home construction
be approved and recorded with the County.
PROPERTY SITUATION: The property is located on the west side of the 2100 block of N. White Chapel
Boulevard. The physical address is 2135 N. White Chapel Boulevard.
LEGAL DESCRIPTION: Lot 1, L.H. Chivers No. 300 Addition
LAND USE CATEGORY: Low Density Residential
CURRENT ZONING: "R -PUD" Residential Planned Unit Development District
P &Z ACTION: August 3, 2006; Approved on Consent (7 -0).
STAFF COMMENTS: There is no plan review required for this request. An exhibit of the plat to be
vacated is included as Attachment `D' of this report.
