The Subdivision Ordinance No. 483, as amended, requires that all residential lots shall abut on a public street built to City street standards. Option `A' will bring an 8 -inch water line from the Saddlcreek Estates subdivision to the north. Option `B' will bring an 8 -inch water line from an existing 12 -inch water line along the south side of Randol Mill Avenue. TREE PRESERVATION: The application was submitted prior to adoption of Tree Preservation Ordinance No. 585 -C. A full tree survey will be required with application for a building permit. An aerial photo was submitted in compliance with the Tree Survey Exhibit required under Tree Preservation Ordinance No. 585 -B. DRAINAGE ANALYSIS: The property drains to the north to Kirkwood Branch. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. All residential lots must front on a public street. Graphically show and label the means of ingress - egress to the property (Our Lane) from the public street. This plat proposes lots to front on a private street that does not meet public street standards. (A variance has been requested.) The following changes are needed with regard to easements: a. Show and label the existing easements within the Saddle Creek Estates subdivision. b. Provide easements for water, sewer and /or drainage and access in compliance with approved construction plans. C. Although the subdivision ordinance requires general utility easements along the perimeter ofthe subdivision, staff recommends easements only be required where needed to provide adequate service and future extension of public utilities and should be located in a manner to minimize impact on existing quality trees. d. If sewer is not available to this property staff, a feasibility analysis of the OSSF is required by the Tarrant County Health Department. 4. Show and label a 40' front yard building setback. 5. All subdivision plats and lots must comply with the underlying zoning district regulations. As proposed, this plat does not comply with the existing "AG" zoning district regulations and is subject to receiving approval of an appropriate change of zoning. Case No. ZA 06 -050 Attachment D Page 1 INFORMATIONAL COMMENTS A fully corrected plan that includes all associated support plans /documents and conditions of approval is required before any ordinance or zoning verification letter publication or before acceptance of any other associated plans for review. Plans and documents must be reviewed and stamped "approved" by the Planning Department. All development must comply with the City's Drainage Ordinance No. 605 and detain all post development run -off. Prior to filing the plat, a "Certificate of Taxes Paid" indicating that there are no delinquent taxes owed on the subject property from each taxing authority must be provided to the City prior to filing this plat in the County records. A copy of this information may be obtained from the Tarrant county Tax Assessor /Collector's Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service charge of $10 per account for this certificate. For more information contact the Assessor /Collector's office at (817) 884 -1103. Original signatures and seals will be required three blackline mylars prior to filing the plat. Also required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than signatures or seals, appear on the plat. A Developers Agreement is required prior to construction of any public infrastructure. The Developer's Agreement for this addition should consider streets, drainage, park dedication requirements and fees, off -site sewer extensions, off -site drainage and utility easements and impact fees.
