Item 10BCity of Southlake Department of Planning STAFF REPORT June 14, 2006 CASE NO SP 06 -318 P ROJECT: Sign Variance for Taco House REQUEST: This is a variance request from the Sign Ordinance No. 704 -B to exceed the maximum area for an attached sign. The subject property is located at 2001 West Southlake Boulevard, Suite 123, which is the Southlake Marketplace shopping center at the southeast corner of F.M. 1709 and Davis Boulevard. The applicant is proposing one attached sign that will have a sign area larger than allowed. Approval of a variance is needed to receive a sign permit for this sign. The lease space is located in the Southlake Marketplace shopping center. STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. The following variances are requested: • Ord. 704 -13, Section 16.A.3 MAXIMUM AREA The maximum pennitted area is 0.75 square feet for every one foot of width of building or lease space. The subject lease space is approximately 17 feet 10 inches wide, which allows a maximum sign area of 13.37 square feet. The applicant is requesting a sign area of 24.6 square feet.
