The purpose of this site plan is to redevelop the former Burger King restaurant site into a bank. The existing building is to be removed and replaced with a new bank with drive -thru service. The perimeter drive lanes and parking areas on the north and south will general remain the same. The following variances are requested: • Building articulation • Width of bufferyard along the north and no interior bufferyard on the west and south (existing condition). • Interior landscape islands width (existing condition) • Type of lighting to match existing shopping center lighting (metal halide) ACTION NEEDED: 1. This is different from the interior landscape area. a. On the landscape plan, correct the calculated required plantings for the type 20 -0 on Southlake Boulevard to 4 canopy per 100', 3 accent per 100 feet and 10 shrubs per 100' Show the provided width and provided plantings as proposed. b. Correct the required bufferyards on the south and west to show the calculated plantings for a 5' type A bufferyard. c. A 20' Type O is required along 1709. A14 feet is provided to existing pavement (Variance Requested) d. Bufferyards are required along interior lot lines. (A variance to the south and west bufferyard is required due to existing driveways) 2. Provide minimum landscape island widths (12 feet is required). Applicant proposes 8 feet (Variance requested). 3. Any new lighting must be high pressure sodium and comply with maximum permitted spill over glare and intensity regulations of the Lighting Ordinance as amended. (Variance requested) 4. The building as shown on the architectural elevations does not meet articulation requirements on the west and north facades both horizontally and vertically. No vertical or horizontal plane can exceed 3 times the wall height without an offset of at least 15% of the wall height. On pitched roof buildings, hips, gables and other architectural features affecting the roof lines are squared off by their extremities for evaluation purposes and are given credit based on their measurements. Plans and documents must be reviewed and stamped "approved" by the Planning Department. All development must comply with the City's Drainage Ordinance No. 605 and detain all post development run -off. The Development Review Committee (DRC) has determined that this pre - submittal is sufficient for formal consideration by the Planning and Zoning Commission (P &Z). A new pre - submittal for the next scheduled DRC meeting must be received at the City by 5:00 P.M. in accordance with the development application deadline schedule for "formals submittals " Please refer to the submission schedule. A total of 27 copies of each plan folded to 6" x 9" and a single 11" x 17" reduction of each plan must be submitted. If not received prior to this deadline, the item will be moved to a later agenda.
