REQUEST: Pacheco Koch Consulting Engineers, Inc. is requesting approval of a plat revision
containing approximately 15.04 acres and 11 commercial lots. The purpose of this plat
is to abandon and revise some common access easements. This plat revision does not
increase the number of lots within the subdivision.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 05/01/06 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR NEED
FURTHER CLARIFICATION, PLEASE CONTACT DENNIS KILLOUGH AT (817) 748 -8072.
1) Place the City case number "ZA 06 -062" in the lower right -hand corner of the plat
2) The following changes are needed with regard to the legal description:
a) If no boundary dimensions or bearings are changing from the original plat, delete the written
metes and bounds from the legal description and reference only the previous lot and block
numbers and the plat recording information.
b) Show and label all property corners as to type and size of monuments and whether found or
set.
C) Two intervisible boundary corners of the site must be geo- referenced by state plane coordinates
in accordance with section 8.03(B) of the Subdivision Ordinance No. 483 upon submittal ofthe
final plat, and, prior to acceptance of the subdivision by the City, a digital computer file of the
subdivision must be provided in accordance with Section 8.04 of Ordinance No. 483.
3) The following changes are needed in the owner's dedication and notary:
a) Revise the sentence at the end of the owner's dedication, prior to the signature block, to read:
"This plat does not increase the number of lots or alter or remove existing deed restrictions or
covenants, if any, on this property"
b) A separate dedicatory preamble and date needs to be provided for each of the owners due to
the unlikelihood that all members will sign the dedication on the same day.
4) Remove the notary block from the surveyor's certification as it is not required.
5) The following changes are needed regarding the plat notes on the face of the plat:

a) Provide a note describing the revision in a bold box located in vicinity of title block.
b) All owners must sign the Avigation Easement & Release.
c) Move the notes section from page 2 to page 1 of the plat.
6) Label the existing R.O.W. width for N. Carroll Ave.
7) Remove the dashed line measuring 5' outside the property boundary within the E. Highland Street and
N. Carroll Avenue right -of -way.
INFORMATIONAL COMMENTS
The subject property must comply with the City of Southlake Drainage Ordinance No. 605, as
amended.
The applicant and owner should be aware that all fire lanes shall be constructed and maintained in
accordance with the City Fire Services standards and policies
* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
* It appears this property lies within the 65 LDN D/FW Regional Airport Overlay Zone, requiring
construction standards in compliance with the Airport Compatible Land Use Zoning Ordinance No.
479. Additionally, the " Avigation Easement and Release" shown in Appendix 3 of the Subdivision
Ordinance No. 483 should be executed on subsequent Plats to be filed in the County Plat Records.
A "Certificate of Taxes Paid" indicating that there are no delinquent taxes owed on the subject property
from each taxing authority must be provided to the City prior to filing this plat in the County records. A
copy of this information may be obtained from the Tarrant county Tax Assessor /Collector's Office
located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service
charge of $10 per account for this certificate. For more information contact the Assessor /Collector's
office at (817) 884 -1103.
Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
