P ROJECT: Plat Revision for Tuscan Ridge Phases I and II
REQUEST: Southlake Phoenix Homes is requesting approval of a plat revision containing
approximately 11.20 acres and 56 single family residential lots. The purpose of this
request is to eliminate unnecessary utility easements and to combine both Phase I and 11
onto a single plat document. This plat revision does not increase the number of lots
within the subdivision.

BACKGROUND INFORMATION

PROPERTY SITUATION: The property is located at the northeast corner of Randol Mill Avenue and
Morgan Road.
LEGAL DESCRIPTION: Lots 1 -21, 23 -31, Block 1, and Lots 1 -26, Block 2, Tuscan Ridge
LAND USE CATEGORY: Medium Density Residential
CURRENT ZONING: "MIT' Manufactured Housing District
HISTORY: -A preliminary plat was approved by City Council on November 5, 2002.
-A final plat was approved by P &Z for Phase 1 on November 7, 2002.
-The P &Z approved a final plat for Phase 2 on January 22, 2004.
- Amended Plats were approved administratively to change the name of the
subdivision from Stafford Hill Addition to Tuscan Ridge Addition.
DRAINAGE ANALYSIS: This development drains through the storm sewer system constructed with the
subdivision and flows to an existing system to the east.
P &Z ACTION: May 18, 2006; Approved (4 -0) subject to Plat Review Summary No. 2, dated
May 12, 2006, as presented.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 05/12/06 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR NEED
FURTHER CLARIFICATION, PLEASE CONTACT BEN BRYNER AT (817) 748 -8602.
1) Provide the standard approval block on the plat per appendix 9. A line for the date of approval by City
Council is missing.
2) Verify that lot areas are accurately labeled and correct as needed.
3) The following changes are needed with regard to easements:
a) Show and label the existing easements on adjacent properties. Several easements have not
been shown in the adjacent subdivisions.
b) Show and label the type, size and deed /plat record of all existing easements on the property.
Several easements were dedicated with the previous plats or separate instruments (10' gas
esmt) that are not shown on this plat revision.
C) Provide easements for water, sewer and /or drainage in compliance with approved construction
plans.
INFORMATIONAL COMMENTS
All development must comply with the City's Drainage Ordinance No. 605 and detain all post
development run -off.
Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
A "Certificate of Taxes Paid" indicating that there are no delinquent taxes owed on the subject property
from each taxing authority must be provided to the City prior to filing this plat in the County records. A
copy of this information may be obtained from the Tarrant county Tax Assessor /Collector's Office

located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service
charge of $10 per account for this certificate. For more information contact the Assessor /Collector's
office at (817) 884 -1103.
Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
A Developer's Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off -site sewer extensions, off -site drainage and utility easements and impact fees.
