Park board has recommended dedication of the proposed open space areas shown as Lot 1, Block A and Lot 2, Block B. 8.All lots must comply with the underlying zoning district regulations. Plat approval is subject to receiving approval of an appropriate zoning on the boundary of this site. Additionally, it should be noted that Lot 4, Block A is currently zoned “AG” Agricultural. Because this lot is deficient in minimum lot area for the current zoning, an appropriate change of zoning must be approved prior to final platting or future development. 9.Remove the proposed improvements from the plat. * The applicant should be aware that any plan revisions or supplemental information required for the next scheduled meeting following a Planning and Zoning Commission or City Council hearing must be submitted to the City Planning Department no later than 5:00PM the following Monday. A minimum of twelve (12) full size copies and one (1) 11” x 17” reduction is required for any plans. If not received by the deadline, the application may be tabled to later meeting agenda. * Two intervisible boundary corners of the site must be geo-referenced by state plane coordinates in accordance with section 8.03(B) of the Subdivision Ordinance No. 483 upon submittal of the final plat, and, prior to acceptance of the subdivision by the City, a digital computer file of the subdivision must be provided in accordance with Section 8.04 of Ordinance No. 483. * A Developers Agreement is required prior to construction of any public infrastructure.
