A motion was made for the park dedication, dedicating 3.736 acres of public park land and providing
public amenities to include trails, benches, playground, pavilions valued at $303,884; give the
developer partial credit to a maximum to meet the dedication value of the property for private areas.

3.The following changes are needed with the legal description:
a.Provide the deed record volume and page for the current owner(s) in the preamble.
b.The POB must be tied to a survey corner, previously filed subdivision corner.
4.The following changes are needed with regard to adjacent properties within 200' to include
properties across any adjacent R.O.W.:
a.Show and label the nameof the record owner & corresponding deed record (volume &
unplatted
page) (Denton Co. may use clerk file number)for all tracts .......... within 200
feet of this property.
b.Show and label the lot lines as dashed, lot & block numbers, street names, and existing
easements, and subdivision name and plat record (volume & page) (or cabinet & slide, or

7.Show and label areas proposed for public park dedication. Park board has recommended dedication
of the proposed open space areas shown as Lot 1, Block A and Lot 2, Block B.
8.All lots must comply with the underlying zoning district regulations. Plat approval is subject to
receiving approval of an appropriate zoning on the boundary of this site. Additionally, it should be
noted that Lot 4, Block A is currently zoned “AG” Agricultural. Because this lot is deficient in
minimum lot area for the current zoning, an appropriate change of zoning must be approved prior to
final platting or future development.
9.Remove the proposed improvements from the plat.
* The applicant should be aware that any plan revisions or supplemental information required for
the next scheduled meeting following a Planning and Zoning Commission or City Council
hearing must be submitted to the City Planning Department no later than 5:00PM the following
Monday. A minimum of twelve (12) full size copies and one (1) 11” x 17” reduction is required
for any plans. If not received by the deadline, the application may be tabled to later meeting
agenda.
* Two intervisible boundary corners of the site must be geo-referenced by state plane coordinates in
accordance with section 8.03(B) of the Subdivision Ordinance No. 483 upon submittal of the final
plat, and, prior to acceptance of the subdivision by the City, a digital computer file of the subdivision
must be provided in accordance with Section 8.04 of Ordinance No. 483.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
