Item 10BCity of Southlake Department of Planning S T A F F R E P O R T May 10, 2006 SP 06-255 CASE NO: Sign Variance for Thorpe Family Dentistry PROJECT: REQUEST: This is a variance request from the Sign Ordinance No. 704-B requirements for maximum sign width for a permanent attached sign. The subject property is located at 1940 S.H. 114, Suite 100. The proposed sign will be wider than allowed under Sign Ordinance No. 704-B. In addition, the proposed sign will be located on a façade that is shared with another tenant, which is not a permitted placement under the ordinance. Approval of a variance is required in order to receive a sign permit for this sign. Each tenant is permitted one sign and the request is to share this portion of the façade. The second tenant is unknown at this time. The applicant has provided a sign drawing showing what the lease space will look like with both signs. The signs are compliant with letter size and area. (See Attachment E, page 2). STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. The following variances are requested:  Ord. 704-B, Section 16.A.5 SIGN WIDTH: Attached signs are limited in width to the middle 75% of the width of the lease space. When the façade is horizontally articulated, the 75% rule applies to the single plane façade on which the sign will be placed. The applicant is requesting to center the proposed sign on a single plane façade that will be shared with another tenant. In addition, the single plane façade is 10.74 feet wide. The width of a sign on this façade is limited to 8.06 feet. The applicant is requesting a sign width of 10.02 feet.
