Plat Extension – Final Plat for Lot 1, Block 1, Mustang Business Park
PROJECT:
REQUEST: Wright Development Company is requesting approval of a variance to the Subdivision
Ordinance No. 483, Section 4.01(I) (Plat Expiration), as amended, extending the
validity of Case No. ZA 04-108, Final Plat for Lot 1, Block 1, Mustang Business
Park.
A Final Plat which has not been recorded in the County Plat Records within one year
of the date of approval shall expire. The Final Plat was approved by the Planning &
Zoning Commission on February 17, 2005. The Final Plat has not been filed and
therefore the plat has expired.
A Preliminary Plat was also approved and also has since expired. The applicant is
also separately requesting to extend the validity of the Preliminary Plat.

LEGAL DESCRIPTION: A portion of Tract 1, Brumlow Industrial District, Phase 1 and Tracts 1B3E &
1B1B1, situated in the H. Decker Survey, Abstract 438
LAND USE CATEGORY: Industrial
CURRENT ZONING: “I-1” Light Industrial District
HISTORY: -A final plat for Brumlow Industrial District, Phase 1 was approved by the
City on May 1, 1979.
-A change of zoning from ‘I-1’ to ‘I-2’ was approved for Tract 1, Brumlow
Industrial District, Phase 1 on December 5, 1989.
-A change of zoning from ‘AG’ to ‘I-1’ was approved for the proposed
Mustang Business Park on April 16, 2002.
-City Council approved a Preliminary Plat for Mustang Business Park on
November 4, 2003.
-A final plat was approved by P&Z on February 17, 2005. The plat was not
filed within one year of approval and has expired.
STAFF COMMENTS: A final plat was not filed within one year of its approval date and has expired.
Because the plat has expired, a variance to the plat expiration is being
requested.
