Item 10BCity of Southlake Department of Planning S T A F F R E P O R T April 12, 2006 SP 06-223 CASE NO: Sign Variance for Watermere (FKA Watermark) at Southlake PROJECT: REQUEST: This is a variance request from the Sign Ordinance No. 704-B requirements for maximum sign height, maximum sign area, and time of installation for a temporary development sign. The subject property is located at 2809 West Southlake Boulevard across from Jellico Estates. The proposed development sign will have a sign height and sign area greater than allowed under Sign Ordinance No. 704-B. The applicant is also proposing to erect the sign earlier than allowed under the ordinance. Approval of a variance is required in order to receive a sign permit for this sign. PROPERTY SITUATION: The property is approximately 37 acres located on the south side of West Southlake Boulevard across from Jellico Estates. The property address is 2809 West Southlake Boulevard. STAFF COMMENTS: The sign criteria, site plan and application are attached to this report. The following variances are requested:  Ord. 704-B, Section 20.D.2.a MAXIMUM HEIGHT: The maximum permitted height for a development sign is 5 feet. The applicant is requesting a sign that is no taller than 15 feet.  Ord. 704-B, Section 20.D.2.b MAXIMUM AREA: The maximum permitted area for a development sign is 64 square feet for a two-sided sign, with a maximum of 32 square feet per sign face. The applicant is requesting a one-sided sign that is 160 square feet in area.  Ord. 704-B, Section 20.D.2.d DURATION: A development sign may be installed after approval of a developer’s agreement for a residential subdivision. The applicant is requesting to erect the sign in the next few weeks, prior to approval of the developer’s agreement.
