THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. The intent would be to show the full drive lane width associated with the centerline description. 2) A copy of the filed shared parking, cross - access, and shared maintenance agreement must be received by the City prior to filing of this plat. The maintenance agreement should include provisions for fire lanes, drainage and trash enclosure /use. Adequate easements for water, sewer and /or drainage must be provided and in compliance with approved construction plans. Adequate easements must be provided for storm water drainage between lots. Any future construction in the development will require installation of sidewalks in accordance with Subdivision Ordinance No. 483, Section 5.06. INFORMATIONAL COMMENTS All development must comply with the City's Drainage Ordinance No. 605 and detain all post development run -off. Please submit a revised blueline "check print" prior to submitting blackline mylars with original signatures. It appears this property lies within the 65 LDN D /FW Regional Airport Overlay Zone, requiring construction standards in compliance with the Airport Compatible Land Use Zoning Ordinance No. 479. Additionally, the "Avigation Easement and Release" shown in Appendix 3 of the Subdivision Ordinance No. 483 should be executed on subsequent Plats to be filed in the County Plat Records. A "Certificate of Taxes Paid" indicating that there are no delinquent taxes owed on the subject property from each taxing authority must be provided to the City prior to filing this Case No. Attachment D ZA07 -083 Page 1 plat in the County records. A copy of this information may be obtained from the Tarrant county Tax Assessor /Collector's Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service charge of $10 per account for this certificate. For more information contact the Assessor /Collector's office at (817) 884 -1103. Original signatures and seals will be required three blackline mylars prior to filing the plat. Also required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than signatures or seals, appear on the plat. A Developers Agreement is required prior to construction of any public infrastructure. The Developer's Agreement for this addition should consider streets, drainage, park dedication requirements and fees, off -site sewer extensions, off -site drainage and utility easements and impact fees. Public Works — Engineering GENERAL COMMENTS: Use the City of Southlake GPS monuments whenever possible. EASEMENTS: 1. Water and sewer lines cannot cross property lines without being in a public easement or in the ROW. All waterlines in easements or ROW must be constructed to City standards. 2. Provide all necessary easements for water, sanitary sewer and drainage. Easements shall be 15' minimum and located on one lot — not centered on the property line. A 20' easement is required if both storm sewer and sanitary sewer will be located within the easement. The Utility and Drainage easements shown are existing easements that were platted with the original addition. WATER COMMENTS: Water lines cannot cross property lines without being in an easement or ROW. The water meters must be located in an easement or right -of -way. SANITARY SEWER COMMENTS: All sewer lines in easements or ROW must be constructed to City standards. DRAINAGE COMMENTS: The discharge of post development runoff must have no adverse impact on downstream properties and meet the provisions of Ordinance # 605. INFORMATIONAL COMMENTS: Submit civil construction plans (22" X 34" full size sheets) and a completed Construction Plan Checklist directly to the Public Works Administration Department for review. The plans shall conform to the most recent construction plan checklist, standard details and general notes which are located on the City's website. Case No. Attachment D ZA07 -083 Page 2 * An access permit from TxDOT is required prior to construction of a driveway on FM 1709, FM 1938 or SH 114. Submit application and plans directly to TxDOT for review. * A ROW permit shall be obtained from the Public Works Operations Department (817) 748- 8082 to connect to the City's sewer, water or storm sewer system. * A Developer's Agreement may be required for this development and may need to be approved by the City Council prior to any construction of public infrastructure. Construction plans for these improvements must be approved by Public Works prior to placing the Developer's Agreement on the City Council agenda for consideration. * Any hazardous waste being discharged must be pretreated Ordinance No. 836. * This review is preliminary. Additional requirements may be necessary with the review of construction plans. *= Denotes informational comment.
