Sign Variance for PetSmart
PROJECT:
REQUEST: PetSmart is requesting a variance from the Sign Ordinance No. 704-C regulations for
attached signs for number of signs and for maximum sign area. The subject property is
located at 200 Village Center Drive. The applicant currently has three attached signs:
“PetSmart”, “PetsHotel”, and “Banfield”. The applicant also had a “State Line Tack”
sign that was recently removed.
At the August 7, 2007 City Council meeting, the applicant requested to remove the
existing “PetsHotel” sign and replace it with a “Grooming” sign. The applicant also
requested to put a new “PetsHotel” sign where the “State Line Tack” sign used to be.
City Council recommended removing the "Grooming" sign from the request and
designing a more creative and interesting "PetsHotel" sign and the variance was tabled.
At the October 2, 2007 City Council meeting, the applicant revised the request by
removing the "Grooming" sign and revising the "PetsHotel" sign. City Council
recommended that the applicant design a more creative "PetsHotel" sign and the
variance was tabled.

The applicant has submitted a revised “PetsHotel” sign that is 26.0 square feet with the
option of either red halo illumination or blue halo illumination. The applicant is also
now proposing to replace the existing “PetSmart” sign with a new “PetSmart” sign of
approximately the same size to reflect PetSmart’s new red and blue color scheme. The
applicant has submitted two options for the sign: one with standard face lit letters and
one with halo illumination. In Attachment E, the applicant has provided day view
renderings and night view renderings of both proposed signs with the different
illumination options.

The existing “PetsHotel” sign on the building today is 28.9 square feet. Under Sign
Ordinance No. 704-C, PetSmart is permitted a total sign area of 130.2 square feet.
PetSmart was previously granted a total sign area of 302.1 square feet through a sign
variance. Today, there is a total sign area of 214.1 square feet on the building and the
applicant is requesting a total sign area of 209.9 square feet. The specific variances

BACKGROUND INFORMATION
APPLICANT/OWNER: PetSmart
PROPERTY SITUATION: The property address is 200 Village Center Drive.
HISTORY: February 17, 1998 – Requested a variance for additional sign area on the front
of the building and for a sign on the side of the building. The request was
denied.
September 15, 1998 – Requested a variance to area requirements to allow the
horse logo on top of the “State Line Tack” sign. The request was approved.
June 17, 2003 – Requested a variance to area requirements and to number of
signs. The applicant requested to add a fifth sign depicting the “PetsHotel”
logo. City Council allowed for the replacement of either the “Grooming” sign
or the “Banfields” sign with the proposed “PetsHotel” sign but did not approve
an additional sign.
August 7, 2007 – Tabled to October 2, 2007.
October 2, 2007 – Tabled to November 6, 2007.
