LEGAL DESCRIPTION: Lot 2, Block 1, Cedar Oaks Estates LAND USE CATEGORY: Low Density Residential CURRENT ZONING: “SF-1A” Single Family Residential District HISTORY: A Plat for Cedar Oaks Estates was filed in the Plat Records of Tarrant County on April 12, 1979. The property has remained undeveloped. WATER & SEWER: A 6-inch water line exists along the east side of Morgan Rd. An 8-inch sanitary sewer line exists along the west side of Morgan Rd. in front of the proposed Lot 2R2. Sanitary sewer is not currently available to Lot 2R1. DRAINAGE ANALYSIS: This property drains east-southeast. TREE PRESERVATION: A Tree Conservation Plan was submitted with this Plat Revision and is included in Attachment C. Provide easement only where needed to provide adequate extension of utilities in order to preserve existing trees and reduce impact on lots. * Before submitting mylars and original signatures, please submit one "check print" based on City Council’s approval. * A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject property from each taxing authority must be provided to the City prior to filing this plat in the County records. A copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service charge of $10 per account for this certificate. Also required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than signatures or seals, appear on the plat. ENGINEERING COMMENTS: 1.A ROW permit shall be obtained from the Public Works Operations Department for connections with the City’s sewer, water, or storm drain inlets. Contact Public Works Operations at (817) 748-8082. EASEMENTS: * Water and sewer lines cannot cross property lines without being in a public easement or in the ROW. All waterlines and sewer lines in easements or ROW must be constructed to City standards. Case No. Attachment D ZA07-127 Page 1 SANITARY SEWER COMMENTS: 1.The minimum size for sanitary sewer lines is 8”. All sanitary service lines must connect to a public sanitary system line that is built to City standards. 2. Lot 2R1 has more than the required 1 acre minimum for a private sewer system. Sanitary sewer is not currently available to this site. * All sewer lines in easements or ROW must be constructed to City standards. * An existing 8” sewer line exists on the west side of Morgan Road, just south of proposed lot 2R2. DRAINAGE COMMENTS: * This property drains into Critical Drainage Structures # 4 & # 7 and requires a fee to be paid prior to beginning construction. ($307.40 / Acre & $280.91 / Acre respectively). * The discharge of post development runoff must have no adverse impact on downstream properties and meet the provisions of Ordinance # 605. INFORMATIONAL COMMENTS: * Submit civil construction plans (22” X 34” full size sheets) and a completed Construction Plan Checklist directly to the Public Works Administration Department for review. The plans shall conform to the most recent construction plan checklist, standard details and general notes which are located on the City’s website. * A ROW permit shall be obtained from the Public Works Operations Department (817) 748-8082 to connect to the City’s sewer, water or storm sewer system. * A Developer’s Agreement may be required for this development and may need to be approved by the City Council prior to any construction of public infrastructure. Construction plans for these improvements must be approved by Public Works prior to placing the Developer’s Agreement on the City Council agenda for consideration. * Any hazardous waste being discharged must be pretreated Ordinance No. 836. * This review is preliminary.
