City of Southlake Department of Planning & Development Services STAFF REPORT August 15, 2007 CASE NO: ZA07 -089 P ROJECT: Specific Use Permit for a Tent Sale — Adventure Golf Cars REQUEST: Adventure Golf Cars is requesting approval of a Specific Use Permit to allow a tent for the purpose of promoting retail sales. The applicant is proposing to use one (1) tent of approximately 144 square feet (12 ft x 12 ft) to be set up for the dates of Monday, September 3 through Sunday, September 26. The sale will be operated during the normally scheduled business hours of 9:00 A.M. to 6:00 P.M. Monday through Saturday. The business is closed on Sundays. The tent is proposed to be located in the parking area in front of 275 Commerce Street in the Commerce Business Park. A tent permit application is required to be submitted to Building Services Department demonstrating that the tent will meet current building and fire regulations. The applicant is proposing that the merchandise not be located under the tent but be placed in a designated 100' x 20' area in front of the building and existing loading bays. The applicant is also requesting the approval of signage in conjunction with the SUP request. One (1) 8' X 3' "SALE" banner (attached) is proposed. The applicant is proposing to reduce the parking by up to 10 spaces. Staff has determined that because the adjoining lease spaces are vacant, the removal of 10 spaces will still allow for adequate parking to the property. Duration of tent: September 3 through September 26, 2007 Hours of Operation: 9AM to 6PM Mon Sat Parking: Estimated to reduce parking by 10 spaces Signs: Signs are to be banners attached to the tent only A specific use permit for this purpose can be approved for no more than two events per calendar year with a minimum of 60 days between events. This will leave at least 18 spaces for customer parking. Also these golf cars would be approximately 75 feet from the street. The tent we would set up would be a 10 x 10 blue covered tent. We would have a table set up in the tent offering water and having brochures on our products and information about our company and services. The event is scheduled to begin Labor Day, September 3` and run for the allowed 23 days so that the final date would be September 2e. I also want to point out that both businesses on either side of us are vacant at this time.
