Sign Variance for PetSmart
PROJECT:
REQUEST: Willow Creek Signs, on behalf of PetSmart, is requesting a variance from the Sign
Ordinance No. 704-C regulations for attached signs for number of signs and for
maximum sign area. The subject property is located at 200 Village Center Drive. The
applicant currently has three attached signs: “PetSmart”, “PetsHotel”, and “Banfield”.
The applicant also had a “State Line Tack” sign that was recently removed. The
applicant is now requesting to remove the existing “PetsHotel” sign and replace it with
a “Grooming” sign. The applicant is also requesting to put a new “PetsHotel” sign
where the “State Line Tack” sign used to be. If the requested variance is granted, the
applicant will have a total of four signs – the same number of signs as previously
approved for this location. Under Sign Ordinance No. 704-C, PetSmart is permitted a
total sign area of 130.2 square feet. PetSmart was previously granted a total sign area
of 327.8 square feet through a sign variance. Today, there is a total sign area of 239.8
square feet on the building and the applicant is requesting a total sign area of 254.3
square feet.
