Revised Site Plan for Harris Methodist Southlake Expansion
PROJECT:
REQUEST: On behalf of Cambridge Healthcare Development Corp., Harris Methodist Southlake is
requesting approval of a revised site plan. The purpose of the revision is to alter the
footprint, floor area, and building elevations for Phase 1. The specific changes include:
An increase in the Phase 1 floor area of the hospital by approximately 8,400 square
feet and an increase in the number of overnight beds by 10 beds, for a total of 16
beds.
Revisions to the exterior elevations associated with the above changes.
The following variances are being requested:
Articulation: Horizontal and vertical articulation. The applicant is requesting the
articulation be approved as shown on the architectural elevations as submitted. The
maximum length permitted based on the wall height is 60 feet. The applicant is
requesting a maximum length of approximately 180 feet. An articulation variance
was approved with the previous site plan. The additions proposed do not appear to
exacerbate the previously approved variances.

HISTORY: -A Final Plat was approved by the City Council on June 15, 1982.
-City Council approved a zoning change request and Concept Plan on January
19, 1999.
-A zoning change request and revise Concept Plan was approved on April 11,
2003.
-A Site Plan was also approved by City Council on April 11, 2003.
-City Council approved a revised site plan on October 21, 2003.
TREE PRESERVATION: Some required interior landscaping that was installed during the first phase of
construction is being removed but no existing native trees are proposed to be
removed for the construction of the development.
P&Z ACTION: July 5, 2007; Approved (5-0) subject to Site Plan Review Summary No. 2,
dated June 29, 2007; granting the requested variance for articualtion.

INFORMATIONAL COMMENTS
* A fully corrected plan that includes all associated support plans/documents and conditions of
approval is required before any ordinance or zoning verification letter publication or before
acceptance of any other associated plans for review. Plans and documents must be reviewed
and stamped “approved” by the Planning Department.
* All development must comply with the City’s Drainage Ordinance No. 605 and detain all post
development run-off.
* No review of proposed signs is intended with this site plan. A separate building permit is required prior
to construction of any signs.

LANDSCAPING:
* All of the interior landscaping and bufferyards were installed for the full build-out of the approved
phase one of the development. No additional landscaping is required to be installed for the proposed
building additions. The applicant is proposing to replace the two (2) Canopy trees and four (4) Accent
trees being removed for the proposed building addition. An additional seven (7) Crape Myrtle and
forty-eight (48) shrubs are also being proposed to be planted.
