REQUEST: On behalf of the City of Southlake, Cheatham & Associates is requesting approval of a
plat revision. The purpose of the plan is to redefine the future lot boundary for the
development of the DPS East facility. The plan proposes a single lot of approximately
3.8 acres. No variances are being requested.

HISTORY: -“CS” and “C-3” zoning was approved on portions of this property with the
adoption of the Comprehensive Zoning Ordinance No. 480 and the
corresponding zoning map in September of 1989.
- A single-lot plat showing was approved by City Council on October 16, 1990.
- NRPUD zoning and a concept plan was approved on a portion of this
property in January 1997.
- A Preliminary Plat was approved on a portion of this property in August
1997.
- “DT” Zoning was approved on a portion of this property in February of 2003.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 05/30/07 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR NEED

1)Place the City case number "" in the lower right-hand corner of the plat.
2)Provide the appropriate title of 'Plat Revision'. This is not a 'Final Plat'.
3)Add the surveyor's certification to conform to the standard format as shown in Appendix 5.
4)The following changes are needed with regard to adjacent properties within 200' to include properties
across any adjacent R.O.W.:
a)Remove the owner's names from all platted properties.
b)Remove all zoning and land use designations from the face of the plat.
c)Show and label all easements on adjacent platted properties.
5)Add the following notes to the face of the plat:
a)The City of Southlake reserves the right to require minimum finish floor elevations on any lot
contained within this addition. The minimum elevations shown are based on the most current
information available at the time the plat is filed and may be subject to change. Additional
lots, other than those shown, may also be subject to minimum finish floor criteria.
b)Provide the "Avigation Easement and Release" per Appendix 3 on the face of the plat. This
must be executed by all owners prior to filing this plat in the County records. A portion of this
lot is within the Airport Overlay Zone.
6)The following changes are needed with regard to easements:

a)Where adjacent property is unplatted or platted showing a 5' U.E., provide a 5' U.E. along the
property line; if adjacent property is platted and shows no easement, provide a 10' U.E. along
the interior of the property line.
b)Provide easements for water, sewer and/or drainage in compliance with approved construction
plans.
c)Show and label any easements to be abandoned (No. 483-3.07-C), if any. Provide the signature
block per Appendix 4 for approval of the abandonment.
7)Provide lot dimensions (metes & bounds) for all lot lines.
8)The following changes are needed regarding Right-of-Way dedications and interior street geometry:
a)Label the R.O.W. width of all streets, existing and proposed.
b)Label all perimeter R.O.W. dedications. Provide dimensions of all ROW dedications from
property corners to the centerline and across the entire width.
INFORMATIONAL COMMENTS
* All development must comply with the City’s Drainage Ordinance No. 605 and detain all post
development run-off.
* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
* It appears that a portion of this property lies within the 65 LDN D/FW Regional Airport Overlay Zone,
requiring construction standards in compliance with the Airport Compatible Land Use Zoning
Ordinance No. 479. Additionally, the "Avigation Easement and Release" shown in Appendix 3 of the
Subdivision Ordinance No. 483 should be executed on subsequent Plats to be filed in the County Plat
Records.
* We recommend this plat not be filed until the construction plans have been substantially approved.
This will ensure adequate easements and finish floor elevations. Minimum finish floor elevations may
be required on the following lots pending review of construction plans: Block , Lots
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject property
from each taxing authority must be provided to the City prior to filing this plat in the County records. A
copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s Office
located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service
charge of $10 per account for this certificate. For more information contact the Assessor/Collector’s

* Original signatures and seals will be required three mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developers Agreement is required prior to construction of any public infrastructure. The Developer's
Agreement for this addition should consider streets, drainage, park dedication requirements and fees,
off-site sewer extensions, off-site drainage and utility easements and impact fees.
