Item 9BCity of Southlake Department of Planning & Development Services S T A F F R E P O R T June 13, 2007 SP 07-182 CASE NO: Sign Variance for Cornerstone Plaza PROJECT: REQUEST: This is a variance request from the Sign Ordinance No. 704-C regulations for minimum distance between monument signs and setback requirements for monument signs. The subject property is the Cornerstone Plaza shopping center, located at 2707, 2717, and 2729 East Southlake Boulevard. The applicant is requesting a multi-tenant monument sign along East Southlake Boulevard. There is currently a Shoe Pavilion monument sign on the site along East Southlake Boulevard and the proposed multi-tenant monument sign will be approximately 290 feet east of the Shoe Pavilion sign. Under Sign Ordinance No. 704- C, monument signs on the same site must be a minimum of 500 feet apart. In addition, the applicant is proposing to position the sign at the property line, which is approximately 76 feet from the roadway. The Sign Ordinance requires a minimum 12 foot setback for all monument signs along East Southlake Boulevard. The proposed sign will meet the requirements for sign area, height, and number of sign panels and will match the stone of the Shoe Pavilion sign.
