PROJECT:
REQUEST: On behalf of Peter & Ginny Lane, Billy Brazier is requesting approval of a specific use
permit for an accessory building located in the front yard on property located at 2787
Ridgecrest Drive. The applicant is proposing to replace an existing pool house with a
new pool house of approximately 629 square feet. The pool house will be forward of
the main house between the existing tennis court and pool.

HISTORY: -A zoning change to “RE” Residential Estate District was approved on a 5.8
acres tract on April 18, 2006. A single lot plat for the 5.8 acres was also
approved and was been filed.
-A zoning change to “RE” Residential Estate District was approved on an.1.6
acre tract on July 18, 2006 to be added to the previous 5.8 acre lot.
-City Council approved a Plat Revision for Lots 4R1 & 4R2, J.W. Chivers No.
350 Addition on July 18, 2006. The plat has been filed.
TREE PRESERVATION: The Landscape Administrator has no comments for this item.
DRAINAGE ANALYSIS: This property drains to the east toward the existing pond at the back of the lot.
P&Z ACTION: May 3, 2007; Approved (5-0) subject to the staff report as presented.
STAFF COMMENTS: Due to the limited scope of this request, no review summary has been

A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE PERMIT FOR
AN ACCESSORY BUILDING LOCATED IN THE FRONT YARD ON
PROPERTY WITHIN THE CITY OF SOUTHLAKE, TEXAS, BEING
LEGALLY DESCRIBED AS LOT 4R1, J.W. CHIVERS NO. 350
ADDITION, AND AS DEPICTED ON THE APPROVED CONCEPT
PLAN ATTACHED HERETO AND INCORPORATED HEREIN AS
EXHIBIT “B” AND PROVIDING AN EFFECTIVE DATE.
WHEREAS
, a Specific Use Permit for an accessory building located in the front yard has been
requested by a person or corporation having a proprietary interest in the property zoned as "RE" Single Family
Residential Estate District; and,
WHEREAS
, in accordance with the requirements of Section 45.1 (43) of the City's Comprehensive
Zoning Ordinance, the Planning and Zoning Commission and the City Council have given the requisite notices
by publication and otherwise, and have afforded the persons interested and situated in the affected area and in
the vicinity thereof; and,
WHEREAS
, the City Council does hereby find and determine that the granting of such Specific Use
Permit is in the best interest of the public health, safety, morals and general welfare of the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted for an accessory building located in the front yard on the
property being legally described as Lot 4R1, J.W. Chivers No. 350 Addition, and as depicted on the approved
Concept Plan attached hereto and incorporated herein as Exhibit “A” and providing an effective date, subject to
the provisions contained in the comprehensive zoning ordinance and the restrictions set forth herein. The
following specific requirements and special conditions shall be applicable to the granting of this Specific Use
Permit:
