Item 6DCity of Southlake Department of Planning & Development Services S T A F F R E P O R T May 9, 2007 ZA07-043 CASE NO: Revised Site Plan for Home Depot PROJECT: REQUEST: Home Depot is requesting approval of a revised site plan to add a 1,150 sq.ft. mezzanine at their existing store at 300 Village Center Drive. The existing store is 101,860 sq.ft. and the addition of the mezzanine will bring the total square footage of the structure to 103,010 sq.ft. The intended use of the proposed mezzanine is to increase the display area for home appliances. The current zoning on the property is C- 3 Commercial District. The request for approval of the revised site plan stems from the Zoning Ordinance requirement that all increases in the ratio of the gross floor area in the structure to the area of the lot may only be approved by City Council following a recommendation from the Planning and Zoning Commission (Section 40.6). The proposed mezzanine would not impact any exterior facades. In addition, there are no variances being requested in conjunction with this revised site plan.
